Dallas has some of the most stunning residential real estate in the country. Watching “Selling Sunset” last year (come on, it’s research!) made me realize that, for the first time, California homes were no longer impressing me. While we may not yet have the same volume, Dallas can certainly boast head turners — and history is often the cherry on top of many of the homes here. In my eyes, nothing beats a historic home that’s renovated, updated, and in a great location.

Each of these homes stood out to me for its unique blend of architectural charm, historical significance, and the kind of details that make a house truly memorable. I chose them as my favorite listings of 2025 because I’d move into any one of them tomorrow.

At the top of my list is a house I’ve admired since first moving to Dallas. It checks every box for what I want in a home.

The Historic Turtle Creek Spanish Revival Mansion

This Spanish Revival mansion at 4107 Turtle Creek Blvd. felt like the European countryside as soon as I entered the grounds. Built in 1925 by Flint & Broad for Ballard M. Burgher, it’s one of the few original single-family homes left on Turtle Creek.

Chad Dorsey renovated it in 2010, carefully honoring its history. In 2013, Robert Bellamy handled a major landscape renovation that included a dovecot, a parterre garden, and statues peeking out of the foliage. It is truly magical inside and out.

The Only Remaining Stick Victorian Home in Dallas

I heard about this turn-of-the-century Peak’s Suburban Addition Stick Victorian at 713 N. Carroll Ave. before I laid eyes on it because multiple friends attended an estate sale there. I could not put my finger on the style. When I’m stumped, I generally call on Jim Anderson. He was the historic preservation officer for the city of Dallas for 26 years and now heads up Jim Anderson’s Preservation and Design. He is an incredible fount of information. He also lives in the neighborhood, knows the owners, and regaled me with many tales.

It is one of my favorite listings this year because it strikes the Joanna Gaines chord in me. I would, of course, buy the adjoining lots (which are also for sale) so I’d have the whole block, then I’d go nuts renovating it — nuts in a good way! The owner told me there was originally a ballroom on the top floor, and I’d totally bring that back. There is also something intriguing about owning a home that is the only one of its kind left in town. I think it’s also the best deal in town.

A Landmark Lakewood Estate

Give me land, lots of land in the very heart of East Dallas. Better yet, give me this landmark Lakewood estate at 4 Nonesuch Rd. Where on earth can you find almost three acres in any neighborhood?

I went to see this one in person before Allie Beth Allman’s Pete Livingston listed it. There is so much about this home that makes it one of my favorite listings. The acreage offers incredible privacy, as does Nonesuch Road. It’s known as the place the Marcus family and other movers and shakers of early Dallas called home. It’s also one of those roads you would only go down if you were visiting someone or lived on it. It’s like being in a gated street without the gate.

The classic three-story house was built in 1940 for Robert A. Ross, the vice president and store manager of Neiman Marcus for over four decades. In 86 years, there have been only three owners, and you know by now that means it’s a great family home. It made my favorite listings because if I had a big family, this home would be perfect. The bunk room alone will have your eyes glazing over.

If I moved to Dallas today, it would be to this 1928 Kessler Park English Tudor at 1109 Lausanne Ave. I knew the moment I laid eyes on it that it would forever be one of my favorite listings.

It was swept off the market in about 60 days, and I was not surprised. For Tudor-lovers like me, it had every single element I crave: history, charm, character, a Batchelder fireplace (if you know, you know). It also has a backyard paradise with a pool, terraces, and an outdoor kitchen and dining space. This home just shouts “Let’s Party” to me, and boy, if I owned it, there would be one every weekend.

My Forever Favorite JanMar Midcentury Modern Ranch

I have always longed for the clean lines of a Midcentury Modern. When this JanMar Midcentury Ranch at 11410 Saint Michaels Dr. was listed, I knew it would not last. I was right. It was only on the market for two weeks before it went under contract and sold in 23 days. The sale before this one happened in only three days, which goes to show the Midcentury market is always hot.

The couple who sold it had Ghost Architects recreate the Midcentury style throughout the house, where some awkward updates had been made over the years, and in the guest quarters over the garage. It was completely move-in ready.

My real dream is to have a home that represents every era. I used to want a house big enough to allow me to decorate every room wildly differently. No more. I want all the houses! Let us know what your favorite listings of 2025 were!
