Centurion American Prepares Dorchester Lots for Sherman’s Hot Semiconductor Hub

Centurion American Development Group has named the home builders joining its huge project that will bring more than 2,000 residential lots to the city of Dorchester, a small Grayson County community between Sherman and Gunter. 

The Farmers Branch-based developer announced Monday some heavy-hitter home builders who will join the first phase of Cottonwood, a new development that will bring 2,156 residential lots to a site just north of McBee Road extending to FM 902. 

Centurion American Development Group is set to begin construction this week on the sizable Cottonwood development and will bring an impressive array of builders to create the 678-acre master-planned community.

The small city of Dorchester is primed to become a high-demand address. That’s a far cry from just a few years ago when the 2020 U.S. Census listed the town’s population as 69. In fact, Dorchester was on the verge of “disappearing,” one local rural explorer wrote in 2021.

The announcement is perfectly timed to accommodate the growing workforce for Grayson County’s burgeoning technology industry, which will bring skilled and high-paying jobs to the region, a Centurion spokeswoman said in a press release. 

Population Explosion in Dorchester

Population is exploding in Grayson County, largely due to industrial semiconductor growth in Sherman and Denison.

The new Cottonwood development will consist of five phases. Homebuilders currently under contract for the first three phases of the development include DR Horton, Beazer Homes, Pulte, and M/I Homes. The first lots of phase one are planned to be delivered to homebuilders near the end of Q1 2026.

Cottonwood will offer a wide range of community features, including two amenity centers with open spaces and trails. Additionally, land is allocated for two schools to be built within the neighborhood including adjacent park space.

Bridges at Preston Crossing is another Centurion American development in Grayson County.

Cottonwood will be Centurion American’s second development in Grayson County, following the Bridges at Preston Crossing in Gunter.
