This North Texas County Had Record Home Sales to Start 2021, Plus Other Reports

The home housing market in Dallas-Fort Worth recorded record home sales in 2020 and has shown no signing of slowing during the first month of 2021.

In particular, Dallas County had the largest number of home sales in North Texas, moving 1,733 houses — an increase of 13.9 percent from a year earlier, according to MetroTex Association of Realtors data.

Collectively, sales of single-family homes in North Texas rose 10 percent from January 2020 levels. Real-estate agents sold nearly 120,000 single-family homes in 2020.

Rockwall County experienced a year-over-year sales gain of 35.7 percent, the largest in North Texas.

These gains come as inventories of houses for sales remained at near-record-low levels. The number of homes listed for sale in Collin, Denton, Ellis, and Rockwall counties was down more than 60 percent from a year ago, according to MetroTexas Realtors.

Texas Real Estate Research Center: Fourth-quarter sales expanded after a third-quarter boom in 2020, capping off at a 9.4 percent year-over-year gain, according to a Texas Real Estate Research Center report. The study is titled “How Long Can It Last? Strong 2020 Housing Market Moves into Uncertain 2021.” The report found that millennials in their mid-30s are more likely to own than rent in D-FW. According to U.S. Census Bureau data, older millennials in Dallas now have above-average earnings, which, when combined with today’s mortgage rates, creates buying power. Learn more here.

RENTCafé: The average rent in Dallas increased by 0.8 percent compared to January 2020, reaching $1,256, according to the RENTCafé January Rent Report for the Dallas-Fort Worth Metroplex. In Fort Worth, average rent increased by 4.8 percent, reaching $1,182. Arlington rents increased by 4.5 percent, reaching $1,092. The largest rent dip in the area was registered in Addison, where the average is $1,379, down 1.6 percent Flower Mound charges the most expensive average rent in the area: $1,594, down 0.5 percent.
