I love a good historic remodel. Older homes can be a tough nut to crack, and add to that the constraints of historic districts, well, it’s a challenge. So when I see a brilliant renovation of a historic property, I take notice.

I kind of stumbled upon this home in my search for today’s Thursday Three Hundred, and I got sucked in by the listing photo. (Let us not fail to note the importance of the first photo in the listing!) This home is truly magnificent, and I really want to give the sellers a robust pat on the back for the work they’ve done to this home. It’s marketed by Grant Hudson of Coldwell Banker DFW for $389,000.

At 718 Dumas St. in the Munger Place historic district of East Dallas you’ll find this wonderful, brightly painted home with an expanded second floor loft that includes a second bathroom. With more than 2,600 square feet, three bedrooms and two full baths, this home is perfect for a small family who wants urban living and historic charm. The area also feeds into the acclaimed Woodrow Wilson High School.

Let’s talk about updates: This kitchen is just plain amazing, with a professional stainless steel gas range with two ovens, a Sub-Zero refrigerator, an oversized wine refrigerator (in my house we’d call it “regular sized”), and granite counters and backsplash. This kitchen was truly designed for a foodie!

There are two bathrooms — a rarity in a home this age — and the first is a cute historic-styled one with gorgeous tile and a claw-foot tub on the first floor. The master suite, well, we talked about it a little bit, but it’s an amazing job of engineering. It’s upstairs in the expanded second floor, and includes a spacious sleeping area, a lounge area, and a full bathroom. The angular ceilings might be something to get used to, but still, hooray for a master suite!

The backyard is tidy and adorable, and it features a covered walkway between the garage and main home, a very thoughtful addition. So much to love about this adorable home!
