Will Crime on the Katy Trail Affect Home Values? Is It Already?

What do you think? I spoke with one Realtor Monday who said, yes, buyers are already worried about buying on the Katy Trail, where there have been a rash of robberies and gunmen threats to “pop you”. Not just buyers, but sellers are worried about how this will affect property values. Talking to a real estate veteran today, he tells me there are some areas in Dallas where the mercury has burst and we have less than a one month supply of inventory. Condos and townhomes not quite as hot, and this robbery stuff is not helping.  Maybe give the guys an extra ten for hurting property values?

    Good question! I think that, once DPD beefs up security on the trail, it won't be an issue. I think this is just a temporary problem.

    I totally disagree that people are concerned about buying or selling a home on the Katy Trail. It’s a fabulous asset to the neighborhoods and the properties & neighborhoods it touches.
    In all of the reporting, only 2 situations were actually on the Trail, & the 9-10 others were blocks away. One was on the East side of Central, but it was "in the area of the Katy Trail". Not on my map.
    Crimes happen all over Dallas & the Park Cities & some of the most brutal stories don't receive the attention this random idiot has created.
    I think it’s overblown and it isn’t going to make a difference in the values of the homeowners who are lucky enough to live on the Trail. If you love walking out your door and on to the Katy Trail, there is no issue : )

    I believe that I saw on TV that one of the victims of these guys was robbed while sitting on the porch at Starbucks on Knox Street… now you have me wondering if I should dump my Starbucks stock out of fear that people won't want to enjoy an icy cold frappuccino on the patio there anymore. Seriously though, I have lived in the Uptown area for over 6 years now, in which time there have been several crime sprees in the area… and while people do need to be concerned and aware of what's going on around them, I just can't see these isolated incidents having a long term impact on property values.

    I agree with Missy… While any amount of crime is a concern, the recent spurts of criminal activity should have ZERO effect on perception or values… Hopefully, the media attention will only make the patrons of the trail more aware of their surroundings and increase DPD vigilance… Katy Trail is OUR trail and it’s gonna stay that way… http://www.claystapp.com

    When I do an appraisal down there, the homeowners and agents tout the Trail as a major selling point.

    My townhome is about 100 yards from The Katy Trail, and this I don't see this affecting property values whatsoever. They've already caught the criminal!
