Thursday Three Hundred: Primo Dirt on Jamestown Has Huge Potential Plus the Three LLL’s

Share News:

Jamestown is one of the little secrets of Preston Hollow living: you are west of Preston, but not too close to the Dallas North Tollroad. However, should you need to go anywhere, you can take Jamestown right to Royal, swing right and lickety split you are blinging your tolltag. That’s why this home at 11233 Jamestown caught my eye.

Sure, it needs some work, like a major wallpaper peeling party. I see all that floral and I think granny gowns and The Brady Bunch. But look beyond those florals suffocating the kitchen (and the Formica) and you have a home with great bones. Great classic floorplan circa 1955. In fact, I think a friend raised three kids here back in the 80’s — good juju. Two wood burning fireplaces, three bedrooms, two baths, two dinings, and two living areas. You are at 2023 square feet plus a two car garage. But you know me, know what what I’m going to say: the value here is in this gorgeous,  100 X 160 wooded lot that does not back onto retail, power lines or the Tollway. Told you, it’s perfect. Plus the area is slowly turning over to the newer 5,000 square foot McManses every family craves.

So this home could go both ways: it has fantastic lot value in the dirt, or it could be updated, lived in and loved by a starter family or a lock-and-leave empty nester. Great shopping up at Preston/Forest, or down at Preston/Royal where we have the tinier, jam-packed Central Market. Listed at $349,000 — OMG you are just about getting the house for FREE!

I think I grew up in a house just like that one, too. And now I have one that I call home.

PS: That's prime for a flipper to come in and make $$$.
