This one sure took some digging, but I may have found the best bargain west of the Mississippi,  south of LBJ for darn sure. 10824 Saint Michaels Drive is a short sale in Preston Hollow. OK, east Preston Hollow and more accurately the Saint Michael (Royal Park Estates) area near JanMar, but no less a GREAT location. The lot is .39, almost half an acre. 2936 square feet. Four bedrooms, three and a half baths, two or more living areas, two-car garage and two carport spaces. That thing in front is a Porte Cochere that covers cars as they drive up, folks get out. The home was built in 1968 and I’m not going to lie, it needs some work. Maybe a LOT of work. Try to have some vision: this is a ranch with great bones. The owners thought it would be really cool to have a massive spa room with an enclosed in-ground spa, separate HVAC. They must have been thinking how nice it would be to get out of the hot tub and not freeze your arse. That is a nice thought and this room is not unlike the indoor spa/media room Braden Powers out in his Turtle Creek home, now owned by Leigh Bailey. This is just the budget version. OK, so the room can be cleared to the studs, spa filled. The kitchen has granite counters, nice stainless appliances, built-in refrigerator, and a wet bar: easy peasy re-do. The Master suite has a garden tub, dual vanities, separate shower, and dual closets. There is a nice gallery and formals, family room with fireplace. Open patio in the backyard great for entertaining and a great wooded yard. The circular driveway is great front drive-up appeal. At $349,900 (down from $409,000) this puppy won’t last long, and you know the banks are all about getting these off the books. I’d put agents Tom and Gina Branch on speed dial STAT!

Exclusions: Backyard grill and fountain. Decorative fire-spitting dragon in front yard. Take them, they are all YOUR’s!
