Wanda Charles admits that she was nervous about taking the next step. After three years with Ebby Halliday, and an additional 12 years in real estate before that, she had decided to switch from individual agent to group status.

When the Wanda Charles Group debuted in October, it placed sixth in transaction volume for groups under the Ebby Halliday umbrella. The next month, it moved up to fifth, and then nearly forth by year’s end. In January, Charles relocated from Frisco to a recently opened Ebby office in booming Prosper.

“It was definitely hard for me to leave where I was in the Frisco office, but at the same rate, this is a huge opportunity for me to be a voice and grow a team here,” Charles said.

I received word today from the great folks at Concierge Auctions that Deion Sander’s former spread on almost 6 acres up in Prosper — you know it —  is going to auction on Wednesday, December 13, 2017. There is no reserve. The home went to auction previously, and almost sold for just under $4 million, but the deal fell through. Happens. It was sold shortly after. Naturally, the owners want to see bids starting in the one or two millions, the higher, the better, as they will be selling the aforementioned property to the highest bidder.  The home at 1400 Copper Point Drive, has been on the market for $12.75 million, is now asking $14,500,000.

I mean, you do understand, right? The famed Sanders home with that turn-table in the master, huge round bed, a closet bigger than Rhode Island and a barber shop, basketball court and bowling alley, 14 car garage, screening room and 12 acre lake, could be picked up for $2 million or less in time for Christmas!

“Starting this Thursday, November 15th, we will be holding the open house every day from 1-4 p.m,” says Concierge project sales manager Jodi Fillmore, who came to Dallas all the way from Ketchum, Idaho, to sell the famous sprawling palace. Big news for the DFW real estate community: Ebby Halliday Realtors has announced plans to open a new Prosper/Celina office this July.

Scheduled to open in July 2017, the roughly 5,000-square-foot office is located at the northeast corner of Highway 289 (Preston Road) and Prosper Trail in Prosper. It will be home to about 50 residential real estate agents serving the greater Prosper/Celina area. A fast-growing suburb in Collin and Denton counties with almost 18,000 residents, Prosper is 32 miles from DFW International Airport and 35 miles from downtown Dallas.

“This state-of-the-art office will greatly enhance our ability to serve the needs of the area’s growing number of home buyers and sellers for many years to come,” says Mary Frances Burleson, president and CEO of the Ebby Halliday Companies, which includes Dallas-based Ebby Halliday Realtors and Dave Perry-Miller Real Estate and Fort Worth-based Williams Trew Real Estate, as well as affiliated companies Texas Premier TitleHome Team Insurance, and Home Team Mortgage Company.

The location of the new office is phenomenal, says Ebby Halliday Companies Chief Financial Officer Ron Burgert, who was instrumental in selecting the new site and building out the new office.

Congratulations are in order for Windsong Ranch in Prosper, which snagged “People’s Choice Community of the Year” at the 37th annual McSAM Awards from the Dallas Builders Association. The event, which recognizes “maximum creativity in sales and marketing,” drew more than 300 entries this year with winners named in 58 categories and jurists from all over the nation.

“The People’s Choice Award is THE coveted award of the night because it is a customer satisfaction award that shows our success in creating the best community for our homeowners,” said Craig Martin, Founding Partner of Terra Verde Group, the developer of Windsong Ranch. “Our residents ranked Windsong highest in overall lifestyle, amenities and customer service compared to all the other communities in DFW.”

I was up in Prosper yesterday and all I can say is, WOW! I remember when Prosper was nothing more than ranches and country. There was this big spread up there on Preston Road (289) and East Prosper Trail that belonged to Deion Sanders, and it stuck out on the prairie like a Mediterranean sore thumb. It was a 29,000-square-foot mansion of mansions built in 1999 with turrets and columns and Taj Mahal architectural features on 109 acres. The home and all the property had been marketed for $21 million.

The estate also has a new name: Chateau Montclair.

Then, in 2014, most of the property was scooped up in a deal arranged by Dallas developer Don Silverman. The plan was to develop most of the Sanders property with upscale Prosper homes. And that is exactly what is happening around the once blue, now sand-pink mansion.

This week, the house alone (on 5.96 acres) goes into the MLS with Ebby Halliday ace agent David Gloria. I’ll be posting the new photos later in the week. It will be marketed at $12.75 million. It has been updated, remodelled, staged, painted, carpeted, freshened — you name it.
