The Peninsula is one of our favorite neighborhoods in the City of Dallas. I have many friends who live there and love it, folks who have shed larger homes in the Park Cities, Preston Hollow, even Plano, to live on these quarter-acre slices of heaven with White Rock Lake a few steps out the front door.

Every time I drive in the Peninsula, I think, “Why don’t we live here?” It’s like coming home to a lake home: I could gaze at the sunlight dappling on the lake forever.

This 2015-built home is at 9333 Biscayne Boulevard, with a clear White Rock Lake view from the second story master. Designed by AIA architect and builder Douglas Hildinger, the contemporary home is loaded with strikingly great clean design. And it just came on the market.

PeninsulaIt is no secret we are in love with The Peninsula, a small finger of East Dallas dirt that stretches around White Rock Lake’s eastern shore just off Buckner Boulevard. We write about almost every home that hits the market there for several reasons: It’s so hot, properties barely last on the market.

In fact, you almost have to snap them up as a hip pocket, they go so fast.

The area is huge with downsizing Baby Boomers who just want to be at the lake without the driving. In fact, we know several residents on The Peninsula who have left the Park Cities and North Dallas to be here.

And the area is huge with young families who want to raise their kiddos in a nature preserve as much as possible.

And this home is one of the best.

First of all, location and VIEW!  Most Peninsula homes build a second story look-out porch to see the lake.

In this home located at 9431 Waterview Road, you see the lake from your back-yard. There is backyard gate access to the jogging-bike trail that zig-zags across the shore. Or you can carry your kayak to the water’s edge and paddle in. Who wouldn’t want to be able to do a little sailing every single day?

I don’t have to tell you where this property is, the name “Peninsula” says it all.

This is one of the hottest, if not THE  hottest, locations in Dallas for downsizing boomers, first-time home buyers, even families — just about everyone.

We have written so much about it: so many are ditching their ‘hoods for The Peninsula. Why? You can find decently priced homes with character, great views, plus a scenic, pastoral, water-fronted property that is like living in a second home year ’round! Living in The Peninsula is like a year-round vacation spot. People who buy here brag all the time that it’s like having a vacation house at the lake —but it’s only 10 minutes from downtown Dallas.

The Peninsula also has quite a history. The White Rock Lake dam was completed over a century ago.  Over her 100 year lifeline, White Rock Lake has gone through many changes, from being a city water source, to a popular sporting destination, to a perennial party scene for teenagers and even weddings. The park department and advocacy groups  — with help from people like Jeannie Terelli — have all pitched in to clean up the lake and park, all of which has only helped maintain and raise the values of the properties.

Because who wouldn’t want to live within walking distance of this gorgeous body of water?

PeninsulaEven if you’re relatively new to Dallas, you’re probably aware of White Rock Lake and the amenities that edge the popular body of water. But you may not have heard of the historic enclave called the Peninsula — and why living there can feel like you’re vacationing in place.

Local lore says that the community was established in 1927 as a place for people who lived in worked in Dallas to vacation and spend the weekend in charming lake cottages. It’s still a popular spot — as you can tell by the stories we’ve written about the 280-home neighborhood over the years.

Potential design for an architecturally significant modern home at 9220 Peninsula Drive.

It’s been called Dallas’ best-kept secret. On the east side of White Rock Lake, the Peninsula is a vibrant neighborhood that boasts breathtaking lake views and an enviable 10-minute drive to downtown. Over the years, the Peninsula has become an enclave of sorts, as architecturally significant modern homes have replaced the original 1920’s lake cottages.

Finding available land in this “it” neighborhood is rare. Renowned Dallas Architect Doug Hildinger knows that better than most. Hildinger has lived in the Peninsula for over a dozen years and has designed some of the homes in this remarkable niche area. But now he’s ready to move on, and offering one lucky modern architecture lover the opportunity of a lifetime.

A Shortcut to the Modern Lifestyle

Not only is Hildinger selling his property at 9220 Peninsula Drive, he’s hoping to personally design a modern gem to replace his ‘tear-down’ cottage. In fact, he has several designs completed and can provide a list of vetted custom builders. Essentially, he’s selling a shortcut to living the sought-after modern lifestyle.

The lot features beautiful, mature oak trees.

Hildinger’s 12,291-square-foot corner lot is one of the largest in the neighborhood. Listed for $685,000, it features mature oak trees and modest but unforgettable views of White Rock Lake. Newly built modern homes create a treasure trove of beautiful modernist architecture with this spectacular lot sitting right in the middle.

Bold and beautiful with all the hallmarks of a classic modernism. The sculpture is by Laura Walters.

Something’s happening in the Peninsula neighborhood, near the shores of White Rock Lake. Cutting edge modernism is slowly casting this area in an exciting new light. Location is everything, so it’s inevitable that new construction would begin popping up here. The area is rife with empty-nesters who have fled the Park Cities and North Dallas for smaller lots, sleeker homes, and the chance to spend every night walking by the water. (more…)

When we first spotted this two-story southern traditional near White Rock Lake, we thought it must be one of those adorable original vacation lake cottages from the 1920s that had been beautifully remodeled. Well, we were wrong — it’s only 11 years old!

Built in 2005, the 3,733-square-foot, four-bedroom, four-bathroom home is at 9259 Peninsula, in the heart of the Peninsula neighborhood. This is where the movers and shakers of early Dallas built their lake cottages. Remember, back in 1927, White Rock Lake was far, far away.

There is an eclectic mix of only 280 homes in the neighborhood. Some of the original cottages remain but more and more you see brand new builds by notable local architects like Cliff Welch and Chase Corker. What we love about this one is that it truly pays homage to those original lake cottages.

9262 Peninsula Front

We love the Peninsula — a neighborhood just off the shores of White Rock Lake that features amazing architecture and fantastic views — and this home is a perfect example about why we love this place.

9262 Peninsula Living

At 9262 Peninsula you’ll find a Craftsman-style home built in 2006 that has a gorgeous cedar shake exterior and beautiful landscaping that feels so lush and private. This home, priced at $729,900, has three bedrooms, two and a half baths, and some of the most beautiful oak trim that I have ever seen. It’s full of details that make the Craftsman architecture just pop.

9262 Peninsula Kitchen

The lower floor is open and spacious — a fabulous layout for entertaining — and the kitchen features beautiful cabinets and a spacious island. The countertops are granite and the appliances are stainless, which is what you’d expect. It’s the two-tone cabinetry that has my heart all a-flutter.

9262 Peninsula Den

The master bedroom has an adjacent den that is perfect for relaxing or having an out-of-the-way place for kids to stash their toys and do their homework. The suite itself isn’t overly large, but it’s a good size and has several windows to let in a breeze and filtered light from the canopy of trees surrounding the home.

9262 Peninsula Master

The master bath is just adorable. It’s a five-piece bath and has a cute checkerboard tile floor with his-and-hers vanities separated by the doorway — a novel layout if nothing else. I love the cabinetry and the soft colors, too.

Another fabulous selling point to this home is the screen porch. Of course, our summers can sometimes chip away at your will to live outside the comfort of air conditioning, but there are those precious weeks in spring and fall where you cannot imagine being anywhere else but outside, preferably with an icy beverage in hand. This screen porch is the perfect place to do that while keeping the mosquitoes (hey, you’re right next to White Rock Lake) at bay.

This is just one of those homes that inspires, doesn’t it? If you’ve fallen in love with some of the details inside 9262 Peninsula, feel free to pin these photos to one of your Pinterest boards! I know I will! Want to see it all in person? This amazing home is open from 1 to 3 p.m tomorrow!
