Last year we told you about Bois D’Arc Lake and the creation of brand new lakefront property as the first new large lake built in Texas in almost thirty years. “This location is much closer to DFW than, say, Broken Bow,” he says, “and it offers the ability to live here full-time with excellent infrastructure rather than just venture on weekends and holidays.”  

It is so hot with buyers, ensuing residential and commercial development is coming fast. A few years back, David Cullar was listing raw, undeveloped land.

“This undeveloped farmland in north Honey Grove, nothing on it, had a one-day sale in May,” says Cullar. “The most expensive waterfront lot, at close to two full acres, sold for just under one million dollars. “

Part of the reason the land is appreciating so rapidly is the way the project was orchestrated. A Texas statute allows Fannin County and the North Texas Municipal Water District to establish zoning five thousand feet around the shoreline. This lake also allows the construction of private, upscale boat docks.

“A concentrated effort is being made to make this lake a first-class lake-life attraction,” said David Ogletree. “Think Big Bear Lake in California, Lakeway in Austin, White Lake in North Carolina. Private boat docks are next to impossible to find on other nearby lakes. And the lake has been stocked with fish that were genetically selected to thrive and grow large. In fact, they are already huge!.”

    This real estate (like Broken Bow real estate) is located in an Opportunity Zone allowing purchasers of the land for development to structure with unlimited tax-free upside upon a disposition after a 10 year hold. We have assisted many making these investments to so structure these arrangements.
