Emily Ruth Cannon Has Two Oak Cliff Listings That Show What You Can Get in The $400s

These two Oak Cliff listings from Dave Perry-Miller Real Estate’s Emily Ruth Cannon share a lot of similarities.

When I was the associate editor at the now-defunct Oak Cliff People newspaper, I spent a significant amount of my week in Oak Cliff attending neighborhood meetings, covering events, and doing feature photography. It was a great way to get to know all of the little nooks and crannies of Oak Cliff and I enjoyed learning about the similarities and differences of the many neighborhoods that make up this larger area.

Now that more than a decade has passed since my tenure at the newspaper, I can say that I still very much enjoy exploring Oak Cliff neighborhoods and what they offer. In my search for a home to feature this week, I found these two listings from Dave Perry-Miller Real Estate’s Emily Ruth Cannon.

One listing is in Hampton Hills while the other is in West Kessler Heights. Both neighborhoods were developed at about the same time, Cannon said.

The listings are two-bedroom, one-bath properties about the same size and complete with detached garages with plumbing that Cannon says could make great ADUs. They’re both listed in the $400k range, so it’s a nice sample of what you can get in Oak Cliff with that budget.

“Both have sweet front porches, original exterior details, and great back decks,” Cannon told us. “And both neighborhoods are known for afternoon porch hangs.”

If you’re on the fence about whether you should check these homes out this weekend during their open houses, Cannon has sweetened the pot. Literally. She’ll have wine from Vinito, a new wine shop off Tyler, and chocolate daisies from legendary CocoAndre at both locations.

Hampton Hills is a fantastic neighborhood full of cute houses and wonderful people. As it just happens, this listing is a cute house owned by a wonderful person.

“It has had the same owner for 20 years and he is THE go-to HVAC guy for Oak Cliff, so you know the systems are great,” Cannon said.

With 1,402 square feet, it’s only a smidge larger than Cannon’s other listing, but the 1930-built brick and stone Tudor packs a lot of character into its floor plan.

“I love the original tiled bathroom and the oversized bedrooms. The breakfast nook is beyond adorable with matching wood insets as the area above the kitchen sink,” Cannon added. “It has an oversized garage and carport, too.”

The Hampton Hills Tudor at 1331 S. Montreal Ave. is listed for $422,500. See it in person at the open house from 2 to 4 p.m. Sunday, April 28.

West Kessler Heights is such a great area. It feels a world away from hectic urban life while being close to just about everything you want to be close to in Oak Cliff.

“This home is in this tiny pocket just north of Davis Street, within walking distance to Stevens Park Golf Course,” she said.

Built in 1940, this home has had a detailed remodel that netted a practically new kitchen and bath along with some additional square footage that brings the home to 1,384 square feet.

“It has been recently remodeled with the sunroom incorporated into the square footage as an office and has a VERY updated kitchen with all new appliances,” she said.

This West Kessler Heights home at 731 Tenna Loma Court is listed for a recently reduced $479,900. Don’t miss the open house on Saturday, April 27, from 2 to 4 p.m.
