Forget those rich broads — Diane, Lisa, Rhonda, Tiffany and Desiree. This home is so dang cute, IT should be the star of its own show. We could call it The Real Houses of Preston Hollow. I know when you think Preston Hollow, you think about all the estates lining Park Lane, about Randall Stephenson’s family fortress over on Walnut Hill Lane, and those 7800 square foot McMansions crammed onto the lots east of Preston. But this is the REAL Preston Hollow, before hip roof injections and silicon wall enhancements. Love! My kind of house! I love these old homes. In fact, I have lived in two old homes in PH…vintage 1926 and 1946. I hate to think what will happen to our Waggoner charmer when we sell…I am surrounded by some really poor attempts at proving one's "wealth"! 😉

I'm new to the area but noticed that one side is next to Hillcrest. Would that cause problems with resale and noise?

Good question: I've dialed up an appraiser to make sure, but that corner would affect values and property taxes somewhat. As far as the noise, you will hear sirens and traffic anywhere in the area. I call it my "urban waterfall".
Siding to a busy street does in fact reduce land value greatly. As an appraiser in the area, lots that front to busy streets can sell at (up to) a 50% discount when compared to core interior lots with no traffic influences. Siding to a busy street, as is the case with this property, impacts the land value less. The typical range is plus or minus 35% when compared to the core interior lots. I would also note that historically speaking, properties with any sort of busy street influences are the hardest to sell in a down market and sometimes the easiest to sell in an up market. Based on the great activity levels in the last 75 days, one can argue that things are improving rapidly!

i've had a listing 4 houses off of Hillcrest for 2+ yrs now, started at 1.7 million now down to 1.2 million….that last block (Thackery to Hillcrest) is a TOUGH sell
