Scott Post Homes Brings Park Cities-Level Luxury to the Waterfront at Emerald Bay

At Cedar Creek Lake, luxury buyers increasingly expect the same level of design, finish, and attention to detail they would find in Dallas’ most established neighborhoods.
For Scott Post Homes, delivering that experience starts long before the first wall goes up.
“Everything in the house is selected before construction starts so that schedules are locked in early and projects stay on track,” Scott Post said. “That’s how we keep things moving and avoid delays.”
That approach may sound surprising for a spec home built to custom standards, but it’s how Post says he can deliver homes in a fraction of the time of many custom builders. Now he is bringing that approach to Emerald Bay at Cedar Creek Lake with a new waterfront spec home scheduled to break ground this month.
A Spec Home Built to Custom-Home Standards

Located in the gated Emerald Bay community about an hour southeast of Dallas, the three-level waterfront home will span about 4,400 square feet with four bedrooms, four baths, a study, multiple outdoor living spaces, and a walk-out boat dock with one boat slip and one jet ski slip.
Expected to be completed in February or March 2027, the waterfront home is priced at $2.6 million, says Donna Smith of Duggan Realty Advisors LLC, the exclusive marketing brokerage for Emerald Bay. David Craig of Craig International is the managing partner for 821 Investments, the developer of Emerald Bay.
Post said the home is designed to appeal to full-time residents or weekend buyers seeking a convenient waterfront retreat without sacrificing the finishes and functionality of a luxury custom home.
“I’ve worked with Highland Park clients, so I understand the level of detail they expect,” Post said. “I took what I’ve done with those clients and brought it to Emerald Bay.”
That philosophy is evident from the moment owners arrive. The home’s symmetrical façade is anchored by twin drive-under garages that frame the main entrance and provide parking for four vehicles plus two utility vehicles. Beyond creating practical storage for golf carts, lake toys, and recreational vehicles, the garage design helps establish the home’s stately waterfront presence.

The second floor serves as the heart of the home, housing the kitchen, living room, study, and primary suite. Post said grouping the home’s most frequently used spaces on one level creates a layout that is both practical and comfortable for everyday living.
A large living area opens directly to a lake-facing deck through expansive windows and oversized 9-foot multi-slide doors. Ceilings of at least 11 feet help maximize both natural light and waterfront views.
“Something that differentiates high-end homes is the windows and the ceiling height,” said Keith Smith, sales and marketing manager of Scott Post Homes.
The kitchen is planned with a premium appliance package featuring Thermador, Wolf, and Viking appliances and is designed to function as both a gathering space and an entertaining hub. Nearby, a dedicated study provides workspace for owners who split time between the lake and the city.
Post said the primary suite will include large dual closets and a bathroom designed to appeal to buyers accustomed to custom-home finishes in Dallas’ most established neighborhoods. Keith Smith said the goal was to create a home that feels equally suited for a primary residence or a luxury second home.
The upper level is dedicated primarily to guests and recreation. Two bedrooms will share a bathroom on the floor with a large game room that opens onto its own deck overlooking the water. Plans call for features such as a game table and shuffleboard area, creating a space designed for entertaining family and friends over long weekends at the lake.
Throughout the home, the emphasis is on creating a residence that feels elegant without sacrificing comfort.
“This is a very elegant house,” Post said. “It’s for somebody who likes clean, elegant homes.”
Outdoor Spaces
The outdoor living areas are just as central to the design as the interior.
Because the homesite slopes toward the water, the property will feature multiple terraces and patios that step down toward the shoreline. Two lower-level balconies and upper-floor decks will provide several vantage points for taking in lake views.
Immediately behind the garage level, a patio will include an outdoor kitchen and outdoor bar, creating a gathering space for entertaining after a day on the water. As the lot descends toward the shoreline, additional patios and seating areas will offer quieter places to relax.
Plans also call for a swimming pool and a variety of outdoor living spaces intended to create what Keith Smith describes as a resort-style experience.
“You want to feel like it’s a resort-style home,” he said.
At the shoreline, owners will have direct access to a walk-out boat dock with one boat slip and one jet ski slip.
How Scott Post Builds Homes
Scott Post Homes is a family-owned North Texas custom builder founded in 2010. Post has been building in Texas for more than 20 years, beginning his career with Huntington Homes, where he learned production-style scheduling and the structure of homebuilding.

He later worked for CCM in Dallas under Diane Cheatham before pivoting to renovations during the 2008 housing crash. As the market improved, he returned to custom home construction.
That background shaped what Post considers one of his biggest differentiators: speed without sacrificing process.
Scott Post Homes says its average build time is six to eight months, which the company attributes to detailed scheduling, long-standing relationships with trusted crews, and extensive planning before construction begins.
Post said his process starts long before breaking ground. Working alongside a designer and Flooring Services’ design center, selections are made before construction starts so crews can move efficiently once work begins.
“We pick out everything in the house before we start,” Post said.
The company places a strong emphasis on communication throughout construction, particularly for out-of-state buyers and second-home owners. Clients receive weekly updates designed to keep them informed even when they cannot regularly visit the job site.
That approach is one reason Keith Smith said he enjoys working with Post.
“Scott is the best builder I’ve had experience to work with,” he said, citing Post’s communication, process, and six- to eight-month build timeline.
Post also focuses on construction quality behind the walls. He said air duct systems are often one of the largest sources of energy loss in a home, and he pays close attention to engineering, mechanical systems, framing, foundation work, and inspections throughout the construction process.
Why Emerald Bay
For Post, Emerald Bay stood apart from other lake communities because of its planning, infrastructure, and lot layout.

“The community is laid out well,” Post said. “Lake views from almost every lot.”
That infrastructure matters at Cedar Creek Lake, where communities can vary widely in roads, utilities, lot size, and long-term maintenance.
Emerald Bay includes a gated entrance, concrete streets, fiber internet, water and sewer service, and underground utilities.
“It’s the most infrastructure I’ve seen,” Post said.
The lot sizes were another selling point. Post said the homesites do not feel crowded, with the smallest lots measuring roughly one-third of an acre.

That spacing helped him envision a luxury lake home with room for outdoor living, storage, parking, and privacy.
For buyers, the appeal is a combination of security, waterfront access, and neighborhood consistency. The community is gated, though not guarded, which Post said provides peace of mind for second-home owners and retirees who spend part of the year away.
The project also carries personal significance for Post. His grandparents lived on Cedar Creek Lake from the 1970s into the early 2000s, giving him a firsthand view of how the area has evolved.
He’s watched as older cabins and trailers have gradually given way to larger custom homes, helping transform Cedar Creek Lake into an increasingly sophisticated second-home market.
