This is not your grandma’s lakehouse — unless she’s super cool and into modern architecture. Typically, we expect a lakehouse to have either the rustic, timber-heavy Texas influence or the white-on-white modern farmhouse style. This home offers something refreshingly different.

You may remember we call Lake Cypress Springs the Hamptons of East Texas, and it’s for a good reason. If you are familiar with the actual Hamptons on the East Coast, you know it’s the norm for everyone in New York City who can manage it to head there every Friday. Whether you take the Jitney for three hours or a helicopter for 40 minutes, you go. You spend as many weekends as possible there, and if you’re lucky, you can rent for a few weeks’ vacation or, better yet, own a place year-round. Of course, buying here means making a $6-10 million investment.

For those of us calling Dallas home, the East Texas Hamptons at Lake Cypress Springs is just around two hours away. If you can hop on a helicopter at Love Field, you can be there in 45 minutes. And the prices for lakefront property with a dock at Lake Cypress Springs won’t have the same kind of impact on your wallet.

Heather Balestri figured out that a lake house was key to surviving summer in Dallas back in 2003.

“It’s vital to your mental and physical health and the happiness of your family,” she said.

She and her husband bought acreage at Lake Cypress Springs after visiting friends there. Her husband grew up going to his family’s lakehouse, and after that visit with friends, they knew this was the perfect spot.

By 2006, they had a completed sleek modern lake house designed by architect Barry Bull Ballas on 4.5 acres with 450 square feet of lake frontage.

“We wanted the house to blend into the surroundings,” Balestri said. “It’s not presumptuous or fussy. It allows the beauty of the trees and water to take center stage.”

The house is 5,915 square feet with four bedrooms and five-and-a-half bathrooms.

“It’s the right number, in my opinion,” Balestri said. “It’s easier to keep track of the kids. Every weekend, our kids would bring friends out. We have a girls’ bedroom with two twins and a reading room with a twin, then the boys’ bedroom has twin beds and a trundle, and there is a guest suite upstairs. Our weekends were spent with 15 or more people regularly eating dinner with us.”

As if that’s not enough to lure you out to enjoy lake life, the property has a fire pit, a spa, a sports court, multiple boat docks, including an automatic lift and cover for a ski boat and pontoon boat, an additional slip for a sailboat, and a floating dock for swimming and watercraft. Balestri is throwing in a Sun Tracker pontoon boat with a 150 Mercury 4-stroke engine, a Kawasaki UTV 4.4 Mule, two 2021 Sea-Doo jet skis, three kayaks, and a paddleboard.

But wait, you know there’s always more. And in this case, there’s a lot more. Balestri’s parents’ house is also on the market, and it’s next door on 2.15 acres with three bedrooms and two bathrooms. It’s priced separately, but if you are looking for a family compound, it does not get better than this.

“We have come here for every holiday,” Balestri said. “We have  one of the best places to watch the Fourth of July fireworks over the lake, winter is absolutely beautiful, and Santa knows how to get here!”
