Texas Holds Strong in 2025’s Top-Selling Master Planned Communities Rankings

Master-planned communities continue to outperform the broader housing market, and Texas — especially the Dallas-Fort Worth region — showed strong representation in RCLCO’s 2025 Top-Selling Master-Planned Communities list. RCLCO’s annual ranking, one of the housing industry’s longest-running benchmarks, measures new-home sales at master-planned communities (MPCs) nationwide and tracks trends shaping where Americans choose to live.

While overall new-home sales slightly lagged 2024 industry-wide, the top master-planned communities narrowed that gap, finishing just 3% below their 2024 pace — a sign of continued buyer demand for lifestyle-rich, amenity-driven developments.

A handful of North Texas communities placed among the nation’s top 50 sellers in 2025, highlighted by Painted Tree in McKinney, which was the highest-ranking MPC in the Dallas-Fort Worth area:

#15 Painted Tree in McKinney

No. 15 nationally with 643 home sales, up 23% from 2024, making it the top-selling DFW community on RCLCO’s 2025 list. But Painted Tree isn’t your typical master-planned community. The 1,100-acre development by Dallas-based Oxland Advisors is a build-to-rent community of single-family homes and townhomes rather than a traditional for-sale MPC model. It’s located three miles from downtown McKinney, north of U.S. Highway 380 between Hardin Boulevard and Lake Forest Drive. The multi-phased community has about 1,000 homes built — ranging from the $400Ks to the $870Ks — and has plans for 3,400 total homes at completion.

#39 Eastridge in Princeton

No. 39 with 427 sales. Eastridge is a 547-acre Green Brick Partners/ Meritage Homes development at Longneck Road and New Hope Road East in Princeton just east of McKinney. There’ll be about 2,400 homesites at full build-out with 40’, 50’, and 60’-lot single-family homes ranging from the low $300Ks to high $400Ks. Community amenities include a swimming pool, fitness center, dog park, basketball courts, and corn hole.

#42 Elevon in Lavon

No. 42 with 407 sales. Elevon is a 1,200-plus-acre master-planned community in Lavon along State Highway 78 east of Plano, being developed by MA Partners. The community has plans for around 4,000-plus homes across multiple phases and a mix of single-family and duplex, starting in the mid $200Ks.

#44 Devonshire in Forney

No. 44 with 395 sales. One of Forney’s longest-running master-planned communities, Devonshire is a 900-acre master-planned community just off U.S. 80 in Forney east of Dallas. Devonshire contains a mix of move-in ready homes, new constructions, and resale homes ranging from the mid-$300Ks to over $600Ks.

#47 Lakehaven in Farmersville

No. 47 with 375 sales. Lakehaven is a lake-oriented master-planned community north of Lavon Lake that emphasizes outdoor amenities and lower-density living in Collin County’s far-northeast growth corridor. At build-out, the community will have approximately 900 homes across three phases of development, ranging from the mid-$200Ks to low-$400Ks.

#49 Pecan Square in Northlake

No. 49 with 367 sales. Pecan Square is a Hillwood Communities development in Northlake near I-35W just north of Fort Worth, planned as a walkable mixed-use community with several hundred homes and a central square framed by shops and parks. The community includes new builds starting in the low-$400Ks, mid-range homes in the $500Ks, and luxury homes up to $900Ks.

Texas’s Broader Presence

Across the state, master-planned communities maintained a significant footprint on the national stage. Texas accounted for roughly 32% of all sales among the top 50 MPCs, second only to Florida’s 42%.

Greater Houston alone continued to command attention, with multiple communities ranking among the nation’s best sellers. While the full 2025 RCLCO list shows Houston’s top performers further up the rankings (including several within the Top 20 and Top 10), specific communities highlighted in local reporting reaffirm the Metro’s strength.

National Highlights

Florida’s The Villages remained the nation’s overall best-selling community, topping the list with 3,611 sales. Florida also placed Lakewood Ranch in Sarasota at No. 2 nationally. Nevada’s Cadence in Henderson rounded out the top three.

    Part of your reporting quoted below about Painted Tree is not accurate. Painted tree is not a build-to-rent community. Only a small section on the edges of the community fit that description( I.e Cyrene ) The vast majority of homes are traditional for-sale. Please fix that error. Good post overall.
