Green Brick Partners Plans Pilot Point Area Homes, Region Swells

Betting on the metroplex’s continued growth, Green Brick Partners recently bought 567 acres of land in the southwest corner of Grayson County.

The residential developer is planning to build 2,100 single-family homes on the property for its master planned Burks Ranch community, which will be located just northeast of Pilot Point by Lake Ray Roberts and east of U.S. 377.

Green Brick Partners, reportedly the third-largest builder in North Texas, has a footprint that runs down Texas and includes Georgia and Florida.

News of the purchase dropped a few days before fresh population estimates from the U.S. Census Bureau, which ranked D-FW third among metro areas for demographic gain between July 2023 and July 2024.

Some Decent Greenery, It seems

The Plano-based homebuilder has its subsidiary Trophy Signature Homes on deck to actually build the homes.

Trump Signature Homes has built communities in Lavon and Celina, putting up single-family units spanning 1,300 to 2,600 square feet and running for between around $290,000 and $720,000.

A number of amenities will be featured at Burks Ranch that are geared toward outdoor recreation and socializing. The development will feature a community pool, nature preserve, open space trail corridors, and multiple parks, providing ample opportunities for residents to enjoy the outdoors.

The full project is projected to take at least 10 years to complete.

Green Brick Partners bought the land for the development from Texas Republic Management.

A couple of businesses appear to operate in the area (an RV park and an event venue), according to Google Maps.

North Texas Is Growing

Green Brick Partners president and COO Jed Dolson told The Dallas Morning News that homes in Burks Ranch could be listed under $400,000 if they were built today.

Unfortunately, construction isn’t expected to start for another two years, leaving the costs up to the vagaries of President Donald Trump’s trade war policy.

Builders have been sounding the alarm about Trump’s tariffs on Canadian softwood lumber driving up the cost of construction. Up to 30% of the softwood lumber consumed in the United States is imported from Canada, and there’s no realistic alternative to make up that big a share.

Still, more housing is more housing, and North Texas is in great need of it. While the metroplex didn’t clinch the top spot for growth this go around (it ranked first last year), recent census figures put D-FW’s most recent population gain at 177,922.

Regional growth over the last decade or so has driven extensive development outside of Dallas County and Tarrant County. Denton County’s population, for instance, has increased by roughly 60%, sitting at over 1 million people now.

Burks Ranch will sit just two miles away from the northeast corner of Denton County.

Collin County, just 5 miles or so away from the project, has grown by around 50% since 2010. Some 1.2 million people live there.

“We like land close to employment corridors, and we’ll continue to buy good, well-priced land close to employment corridors,” Dolson said, per DMN.
