While Preston Hollow generally offers more land and privacy, you cannot beat the neighborhood feel of Highland Park. There is a reason it’s called “The Bubble.” Ask anyone who lives there, and they will tell you it has a small-town feel, you know your neighbors, and you’ll feel safe. Because it’s so sought-after, finding a home there can be a challenge, plus you need some deeply-lined pockets. Fortunately, a home just popped up four days ago with every feature you can imagine and a price tag to match.

Located on what is possibly the best corner in Texas, 4001 Miramar Ave. began as a custom build. The owner’s plans changed, and it’s now available, which means instant gratification for some lucky buyer looking to snag a move-in-ready custom home.

It always takes a great team to get a luxury home of this stature completed. You have to have a Realtor with their finger on the pulse of what buyers want, an experienced builder, and an excellent architect. Miramar had the dream team.

If anyone knows luxury real estate, it’s Alex Perry. Statistics from MLS position him as the No. 1 real estate agent in Texas, the No. 1 luxury agent in D-FW, and the 32nd top-producing agent in the United States. He’s clocked $1.15 billion in sales over the past five years.

Only a handful of builders truly understand luxury. Perry’s twin brother Elliott, president of Hudson Construction Group, is one of them. Along with architect Christy Blumenfeld, these guys knocked it out of the park.

When I asked Perry what the best thing about the project was, he did not skip a beat.

“The team. If you know what people want and trust in who is doing the work, that’s always the best thing,” Perry said. “Christy is hard to get. You may wait three years for her to be available.”

And of course, twins have that special bond. Growing up with Elliott, there is a level of trust that can’t be matched.

Blumenfeld designed the home to be Neoclassical with a Georgian influence. It has a classical symmetrical facade with stone columns, an entry portico with a balcony above, and Palladian windows on the second floor. The three-story, 15,131-square-foot, six-bedroom, seven-and-a-half bathroom mansion was constructed with Rake Face brick, limestone exterior paving, and a Vermont slate roof. It was also built in an L shape to afford maximum space in the backyard.

“It’s full of WOW factors,” Perry said. “Starting with the landscaping by Lance Dickinson at DDLA Design. The floor plan could not be better, and the sight lines are incredible. When you are in the living room, you can see into four different rooms. The natural light is incredible.”

The home took four years to get to market. With the price of dirt and materials rising daily, you could not build it for this price today. There are also only so many corner lots in the 2.2 square miles of Highland Park.

What caught my attention was the primary bath and closet created for the lady of the house. It has a barrel ceiling with miniature tiles that shimmer in the light.

“Her closet is insane,” Blumenfeld said. “It’s about  800 square feet and is located over the entire garage. We’ve been designing closets with areas for travel, for events, and one for daily use. That way, if the owner needs to pack, they know this is the area where I have my skiwear or beachwear. It’s not just divided by jackets here and pants there.”

You don’t often see three-story homes in Highland Park due to height restrictions. However, if you dig out a basement, Voila, you get another level! This one is quite something. It features a theater room, a bar, a game room, a golf simulator, a gym with a sauna and steam room, wine storage, and multiple sitting areas.

For anyone who covets indoor-outdoor living, this home offers 1,400 square feet of it with a patio that has a sitting area, a fireplace, a giant kitchen, phantom screens, and heaters, all overlooking the gorgeous pool and backyard.
