Luxury Townhome Community Heading to Euless

Crescent Estates Custom Homes is taking its luxury townhome community game to Euless, leveraging the growing suburb’s strategic location between the Metroplex’s flagship cities.

With groundbreaking expected early this year, Southwest Landing will comprise 25 townhomes on 3.15 acres in the 700 block of E Mid Cities Boulevard.

“Southwest Landing offers a rare opportunity to enjoy Crescent Estates’ signature craftsmanship in a location that truly connects residents to the entire Dallas-Fort Worth region,” said Crescent Estates Custom Homes vice president Leo Amaya.

Euless is one of those lucky cities in the Metroplex with incredible freeway access. You’ve got State Highways 121, 183, and 360 all within a few minutes of each other. From a commuting perspective, this puts Arlington, east-to-central Fort Worth, and west-to-central Dallas in play.

“Its close proximity to DFW International Airport makes it ideal for frequent travelers, while easy access to both Dallas and Fort Worth ensures residents are never far from major employment centers, entertainment, and cultural destinations,” Amaya said.

Each townhome will span roughly 1,500 square feet and feature “intentional floor plans, high-quality finishes, and low-maintenance living,” according to a press release. While design is important, these days the price point is often the be-all and end-all. Listings are expected to run between $450,000 and $500,000, with pre-sales going live as early as July of this year.

Now, it’s by no means apples-to-apples, but you can get a sense of how Crescent Estates Custom Homes is valuing Euless real estate in relation to Dallas proper. The developer has The Residences at Creek Hollow under construction in northwest Dallas. The smaller townhomes there (around 1,600 square feet) aren’t much bigger than those that will make up Southwest Landing but they start at roughly $700,000.

So I guess if anybody ever asked what the difference is between living in Euless and living in northwest Dallas, you could say it’s at least $200,000.

In addition to the upcoming Residences at Creek Hollow, Crescent Estates Custom Homes recently debuted The Residences at Routh, a four-story boutique mid-rise comprising 20 homes in Turtle Creek. Those start in the $900,000s for a one-bedroom unit. Uptown prices, no doubt.

Around 60,000 people live in Euless now, with the city getting its share of the North Texas boom over the last decade. Commercial and residential development has been steady, and the city boasts a mix of family-friendly amenities like its extensive parks, trails, the Texas Star Golf Course, and plenty of retail and dining along the freeways. It’s even got an H-E-B now, which is more than you can say for a lot of D-FW cities.
