Now Showing: The Residences at Routh Promises to Be the Jewel of Turtle Creek

Back in June 2024, we told you something big was taking shape at the corner of Routh and Hood streets. Now, the wait is over — The Residences at Routh, from Dallas-based Crescent Estates Custom Homes, is ready to throw open the doors.

The boutique four-story mid-rise offers just 20 luxury homes, with pricing ranging from the $900Ks for a one-bedroom featuring an en suite bath and a guest powder room to $1.8M+ for a three-bedroom, four-bath penthouse.

Leo Amaya, Vice President of Crescent Estates Custom Homes, has been closely involved from the start, working alongside designer Tanya Taylor to create “meaningful spaces that reflect the sophistication of our buyer and our community.”

Amaya with Crescent Estates Custom Homes will host an RSVP-only Realtor grand opening on Thursday, Aug. 21, from 4 to 6 p.m. at 3601 Routh Street.

He adds, “From the spacious living spaces to the selection of the finishes and fixtures, every touchpoint was selected to enhance the lifestyle enjoyed by those who live at The Residences at Routh.”

Here’s a Look at the Homes

With only 20 residences in the entire four-story development, the Residences at Routh have 16 two-bedroom units, one one-bedroom, and three penthouses. The two-bedroom homes range from 1,371 to 1,856 square feet and feature open kitchens over 200 square feet in size. Primary bedrooms include walk-in closets topping 100 square feet, 10-foot ceilings, hardwood floors, and abundant natural light.

3601 Routh St #1E

Ana Martin of Dave Perry-Miller Real Estate has the listing for #1E, a two-bedroom, three-bath home with a roomy 1,795 square feet. The open-concept living area connects with the kitchen, fitted with shaker cabinets, designer backsplash, a full suite of high-end appliances, and plenty of storage. As a ground-floor residence, it offers a large fenced patio — an ideal retreat for outdoor dining, relaxing, or giving your four-legged family room to roam.

3601 Routh Street #2F

On the second floor, Donna Smith of Duggan Realty Advisors has the listing for #2F, a two-bedroom, three-bath home with 1,371 square feet. The eat-in kitchen features skinny shaker cabinets, Caesarstone quartz countertops, and Signature luxury stainless appliances by LG. The lengthy balcony overlooks the sparkling pool and the giant Oak tree that was saved by the developer.

The Penthouses: Next-Level Luxury

The fourth floor belongs entirely to the three penthouses, each with three bedrooms and luxe features such as quartzite countertops, Sub-Zero and Wolf appliances, and spa-like baths. The signature design element — wrap-around terraces framed by massive banks of glass — not only maximizes light and views but also serves as a major draw for buyers.

In Penthouse #PH-4B, listed by Smith of Duggan Realty Advisors, that draw includes a 911-square-foot terrace — a standout feature in the three-bedroom, four-bath home spanning 2,172 square feet. It sold after just one showing, which Smith credits to “a great price and a great location.”

Perched on the opposite side of the floor, #PH-4A listed by Martin of Dave Perry-Miller Real Estate offers a panoramic terrace of more than 1,700 square feet with sweeping, unobstructed views of the Dallas skyline. You read that right. This three-bedroom, three-bath home has 1,989 square feet of interior space, with sliding doors leading to a terrace that nearly matches it in size.

Residents will enjoy a secured entrance, gated underground parking, a massive entertaining space with outdoor kitchen, and a private pool.

“We built The Residences at Routh to create a new standard for luxury in the region with a lock-and-leave, maintenance-free lifestyle,” Amaya said.

Turtle Creek is the gold standard for lock-and-leave living. In a neighborhood where mid-rise homes rank among Dallas’s most coveted addresses, The Residences at Routh sit in a quiet, tree-lined pocket — a private sanctuary steps from the energy of Turtle Creek. Picture shady streets, eclectic architecture, and the easy pace of a tucked-away enclave, all within a short stroll of upscale dining and the Katy Trail.
