Huffines Communities Breaks Ground on 2,700-Acre ‘Lakesong’ in Ellis County

When you fly over Lakesong, it’s easy to see the vision: rolling lakes, parks, and neighborhoods stretching across 2,700 acres in Ellis County. Last week, Huffines Communities officially broke ground on the master-planned community, giving dignitaries, builders, and industry partners a first look from above — gold shovels in hand and helicopters hovering overhead.

Nearly 100 guests gathered at Kimble Road and U.S. 287 for the milestone event, which included speeches from Grand Prairie Mayor Ron Jenson, Grand Prairie City Manager Bill Hills, Midlothian Mayor Justin Coffman, and District 10 Texas Representative Brian Harrison, who highlighted the county’s growth and development. The development straddles the cities of Grand Prairie and Midlothian.

After the ceremonial groundbreaking, attendees took to the skies for helicopter tours, spotting Phase 1 construction — which will include 400 homes — the Padera private lake, and the community amenity center. From the sky, builders, city officials, engineers, and planners got a bird’s-eye view of the project’s massive scale and Lakesong’s proximity to Joe Pool Lake.

When complete, Lakesong will feature approximately 5,000 single-family lots, 2,000 multifamily units, and 40 acres of commercial space. Its amenities will span roughly 780 acres of parks and open space, a connected trail system, a 100-acre private lake, fishing ponds, swimming pools, pickleball courts, sports facilities, a fitness center, and multiple amenity centers.

Phase 1 builders include Brightland Homes (now DRB Homes), Castlerock Communities, Chesmar Homes, Sandlin Homes, and First Texas Homes, with the first model homes expected to open in Q4 2026.

Lakesong will also feature an active-adult community, Del Webb at Lakesong Village, with around 600 homes for residents 55 and older. The enclave will offer flexible 2–3-bedroom floor plans, a private amenity center, and access to Lakesong’s broader amenities, providing a curated senior-living experience within the larger master plan.

“We’re delighted to begin work on Lakesong and are pleased that so many came to join us in celebrating this event,” Phillip Huffines said in a release. “The development will add more quality homes to a Dallas-Fort Worth region experiencing massive growth. We’re looking forward to meeting new residents as home sites are completed in 2026 and 2027.”

Most recently, Huffines Communities broke ground on Serenade in Celina, a 414-acre master-planned community that promises to deliver 875 homes in one phase by Spring 2027 — a departure in strategy from building one residential phase at a time.

Earlier this year, Huffines unveiled plans for Horizon Lakes in Rockwall County, a 900-acre community with more than 1,650 homes at buildout.
