Master Planned, All at Once: Huffines’ Serenade Texas Breaks the Mold

We’re watching Celina heat up again — this time with a new Huffines Communities project named Serenade Texas, promising a $100 million buildout in record time.
Unlike most master planned communities that roll out in phases over several years, Huffines says Serenade will skip the drawn-out phasing that’s standard for these large projects and instead be delivered fully within 24 months. Located just west of Preston Road near the Collin–Grayson County line, Serenade will bring 875 homes to the 414-acre development for a targeted Spring 2027 opening.
That means when homeowners move in, they’ll have access to the full suite of amenities — from resort-style pools to pickleball courts — from day one. All-in-one builds are not the norm. In most master-planned communities, roads, utilities, home sites, amenities, and homes themselves roll out over 5 to 10 years or more.

“This rare, all-in-one strategy means residents will experience the full community vision from the start,” said Don Huffines, the car dealership magnate who owns Huffines Communities with his twin brother Phillip Huffines. “We believe this approach will transform the landscape of master-planned development in North Texas.”
Five homebuilders are signed on to build the homes, ranging from 1,500 to 4,500 square feet in four distinct villages. The Waterfront Village will feature 60- to 70-foot homesites along a scenic 16-acre lake, a centerpiece of the community. With prices starting around $400,000 and topping out near $900,000, builders include Castlerock Communities, Brightland Homes, Impression Homes, Union Main Homes, and Historymaker Homes.
One big reason for urgency: Serenade sits squarely in the path of Celina’s rapid growth. The location offers convenient access to major employment centers in McKinney and Frisco while positioning residents close to Sherman, a silicon chip boomtown where Texas Instruments and GlobiTech are building multi-billion-dollar semiconductor fabrication plants. TI’s statewide $60 billion investment is expected to generate 3,000 high-tech jobs in Grayson County, creating enormous demand for housing within commuting distance. Phillip Huffines says Celina is well-positioned to benefit.

“Celina is close to fast-growing areas, plus many businesses continue relocating to DFW’s northern submarkets at a rapid pace,” Huffines said. “Serenade is in an ideal location that offers proximity to major corporations while providing a living experience that emphasizes nature, neighbors, and serenity.”
You wouldn’t think that move-in day pickleball is Huffines’ primary goal here. But in the arms race for master-planned amenities, Serenade might be a pioneer in this faster, more complete amenity-first style MPC space. Back in June 2025, CandysDirt.com reported on the increasingly elaborate (and unique) amenities, including skate parks, man-made surf parks, wellness centers, dog spas, and podcast rooms.
At Serenade, a $6 million amenity center anchors community life. Planned features include a ballroom, multiple pools, pavilions, parks, over two miles of walking trails, pickleball courts, fire pits, playgrounds, and even a hummingbird garden. The development will also border a native prairie restoration area and incorporate 150 acres of open space.
Residents will be served by Celina ISD. The project adds to Huffines’ large regional portfolio — the firm has delivered more than 15,000 lots and 2,400 apartment units in North Texas. Most recently, Huffines broke ground on Horizon Lakes in Rockwall County, a 900-acre community with more than 1,650 homes planned at buildout.
