Summer may be drawing to a close, but we’ve still got some hot weather ahead in North Texas. It’s not unusual to have the AC on well past Halloween around these parts, so now that the worst of the heat is over, you may want to give your HVAC system a little love just to get it through the home stretch.

Our home inspectors certainly see their fair share of HVAC problems in the field. Here are a few that can help you keep on top of your system:

Simple Maintenance First

One of the first things to look out for this time of year is foliage. You need to keep debris away from your condenser unit. Between things growing and things getting blown and caught up in your system, those outside units get pretty dirty. HVAC pros recommend you clean your unit twice a year for an increased lifespan and reduced repair costs.

If you’ve ever owned or rented a home in Texas, you’ve probably encountered a frozen AC at some point. It’s usually caused by restricted airflow, low refrigerant, or a clogged evaporator coil. You first want to allow the ice to melt by turning off the unit, then check for dirty filters or any obstructed vents. If you can’t find the culprit, you’ll want to call an HVAC professional for help.

Watch the Drain Lines

We’ve discussed drain lines, or condensate lines, before. A critical part of maintaining your HVAC system is actually just being aware of these lines. If the secondary line is dripping outside your house, you know the primary is clogged and it’s time for some maintenance.

Inspector Sean also brings up a great point in the video: Do you have a drain pan alarm for your attic unit? Anyway, to clean your condensate line, you can use a home mixture of vinegar and water, or a product called NuLine. You should do this every 3-6 months.
