Beacon Rail District Brings Boutique Luxury Living to Frisco’s Historic Rail District

Frisco’s Rail District hit a milestone last week in the city’s multi-million-dollar downtown revitalization plan as CAP Multifamily opened the district’s first luxury boutique apartment community — The Beacon Rail District, located at 7291 Elm St., Frisco.
Featuring only 18 one- and two-bedroom apartments, each unit features high ceilings, in-unit washers and dryers, and balconies with views of downtown Frisco — plus premium finishes like crown molding, solid-core doors, hand-selected brick, and high-performance windows.
The roomy kitchens feature stainless steel appliances, tile backsplashes, and soft-close, Shaker-style cabinets. Designer lighting, custom facades, and original works by local artists give each floor a distinct personality. Prices range from $1,950 a month for a 745-square-foot, one-bedroom to $3,600 for a premium (versus standard) two-bedroom.



Move-ins are slated to begin mid-September for the development that takes a different approach to multifamily. CAP Multifamily leans into the project’s smaller size, a rarity in North Texas where scale usually dominates. The size is intentional, according to developers, who wanted to design a community that feels intimate, curated, and rooted in the neighborhood.
“The community is your amenity,” Christopher Aaron, co-founder of CAP Multifamily, told CandysDirt last year.
“With a limited number of residences, we’re offering a rare, high-quality lifestyle where neighbors can become friends,” Aaron said in a release.

Indeed, bigger isn’t better for everybody as smaller, boutique apartment communities are winning over renters in growing numbers, according to Transforming Cities, a multifamily real estate branding news site. They’ve found that renters value authenticity over flashy amenities and a living experience that reflects the character of the neighborhood fabric.
The amenities lean into the boutique concept as well. Residents will have access to a private co-working space, a spacious fitness center, and a hotel-style lounge, along with easy access to the Rail District’s locally owned restaurants, shops, and entertainment venues.


For co-founder Chad Patton, the Beacon Rail District is part of a bigger vision. “This is one of several projects we’re developing in the DFW metroplex,” Patton said in a release. “Our goal is to create properties that feel personal — places where residents can appreciate their home, their community, and their environment.”
