Northlake’s Pecan Square Releases Rare Half-Acre Lots With Room to Grow

In a time when lot sizes seem to be shrinking faster than summer break, Hillwood Communities is bucking the trend at its award-winning Pecan Square development in Northlake. (But seriously how is it already the middle of July?)

Aptly named for the many pecan trees preserved on the southern Denton County land, Pecan Square is Hillwood Communities’ 1,200-acre development in Northlake, which is located just one mile west of I-35W and FM 407. 

The developer is releasing 30 half-acre homesites, allowing buyers the opportunity to build larger homes with ample outdoor space. Averaging 100 feet wide by 200 feet deep, the lots start at a minimum of 20,000 square feet, providing room for everything from a pool to a putting green.

“Homebuyers have been asking for more lots of this size since we released them in earlier phases,” Kim Comiskey, Vice President at Hillwood Communities, said in a release. “It’s not easy to find a homesite where families can build a quality home with expansive outdoor features, while still enjoying the convenience and amenities offered at Pecan Square.”

Homes on these half-acre lots will start at 3,500 square feet, with prices ranging from $850,000 to over $1 million. Builders include Highland Homes, Coventry Homes, and David Weekley Homes.

In addition to the rare lot sizes, Pecan Square continues to rack up accolades and add infrastructure. It was named Master-Planned Community of the Year by the National Association of Home Builders earlier this year, and plans call for roughly 3,100 homes at full build-out.

Buyers also gain access to a long list of amenities, including:

  • The Greeting House — a co-working hub with print/scan equipment, a convenience station, and Amazon Hub lockers.
  • Jackson Hall — a central fitness and game center.
  • The Arena — a 22,000-square-foot indoor-outdoor event pavilion with sports courts, gathering space, and a dog-friendly playground.

Families are served by Northwest ISD, and a new middle school — Barksdale Middle — is currently under construction and slated to open in August 2026. The on-site Johnie Daniel Elementary is already open.

Pecan Square spans 1,200 acres and has been developed with community-focused design in mind, including trails and gathering spaces built to encourage connection.
