Renovated Beauty on Beauty Backs to Royal Park & Trails

I could not let Friday pass by without showing off this beautiful northwest Dallas renovation from Mike Rodriguez and RS Construction, a well-known and highly-respected remodeler with more than 15 years’ experience with renovations in North Dallas and the Park Cities. .

These home crafting geniuses took a four bedroom northwest Dallas ranch on Beauty Lane and in four months turned her innards into a total sleek show of beauty. Oh and the address is 10924 Beauty Lane. She had 2856 square feet, 382 square feet added during the reno. She is being marketed by The Source Group at Briggs Freeman Sotheby’s, who will have TWO open houses there this weekend: Saturday from 1 to 3pm, Sunday from 2 to 4 pm.

First of all, the property: you get almost a quarter of an acre (.228, 80 by 125 feet) that is loaded with trees. Not junk trees, either, but thickly trunked mature Live Oaks and Red Oaks.

In fact, one is in front of the house and I beg the buyers to wrap that tree with white holiday lights and invite me over for a glass of (spiked) eggnog this December.

This area is well known for lusciously treed lots. How do I know? We bought over 30 years ago on Ainsworth, a few block away. Thirty years ago we thought the trees and yards were amazing and they even bigger now. Plus the access from this area is divine: newly completed LBJ west to Coppell or DFW, or east to the Dallas North Tollway. It’s the folks east of Central who are hurting now for LBJ. We’ve paid our dues with traffic, congestion and construction these last six years: how many standing-still single line jams did you sit in? It’s high time for us to hit 90mph in the Express Lanes and go!

So they started with a great piece of verdant green dirt, found a typical 1964 ranch home and went all out. I mean ALL OUT! Everything inside was gutted down to the studs, and then the work began to create an open-floor living paradise with attached two-car garage. Absolutely everything is brand NEW!

Walk in two glass-ed up double entry doors to gleaming 3/4 inch white oak hardwoods, brand new. These are spread throughout the main formals (living, dining) and to the kitchen, which is majestic. The appliances are high end Kitchen-Aid (including the fridge, which comes with the home), the cabinets custom, the counters sleek white quartzite, what everyone wants. The deep stainless sink boasts a tall spray faucet. The kitchen is open to the living/dining for easy serving and has a bar counter for casual meals.

Off this kitchen/living area is a family room that is so perfect, I predict it alone will sell this home. First of all, stained concrete floor: bring in the dogs, cats, miniature horses, party animals, all the animals. Drink red wine. The pups can stay in here all day, stay cool, and never touch your hardwood floors. Talk about easy clean-up! This room virtually has a wall of glass in full length French doors that look out to the green backyard, the pretty new wood fence, and more trees.

There are four bedrooms total all on one floor, which means one could likely be an office. The master is huge, sporting another wall of glass French doors, and the attached master spa bath has a white vessel tub, frameless carwash shower, and a huge walk-in closet. The second bedroom has an en suite bath, too, while the last two bedrooms share a third bath. There is a half bath near the formals.

What about this house is not perfect? The energy efficiency improvements meet the requirements of the 2015 International Energy Conservation Code. It’s own park-like back yard backs to Royal Park with the paved Northaven running trail that will ultimately connect to White Rock Lake and all the trails in Dallas.

So you’ve got family — check. Park literally behind the back yard and a trail for safe bike riding, stroller pushing, running. Pet-proof, red-wine proof family room.

You’ve got the entertainment factor with the open house flow and — again — those wonderful, easy-clean concrete floors. Check.

You’ve got gourmet plus kitchen, a master bath seen in million dollar homes, and a great northwest Dallas location. Check check check.

Priced at $599,900, we think it’s a beauty of a price, too, to own a home on Beauty Lane.
