Won’t You Be My Neighbor? Well, At Least a Few Blocks Down the Street… Meat & Potatoes in Royal Crest

Lawnhaven extMaybe it’s time to change deodorants: suddenly everyone around me is selling. The house next door, the lot across the street, neighbors down the street, and this very good looking almost brand new build by Archway homes a few blocks south of Northaven on Lawnhaven.

By the way, that is one of my favorite streets in the upper echelons of what some call “Preston Hollow”. I know, I know before you get your panties all in a wad, it’s NOT Preston Hollow, it’s Royal Crest, but just to help you understand that it’s not in Pleasant Grove or Hollywood Heights, we say “Preston Hollow.” If I said “Royal Crest” you’d be like, where is that? Got it? So much for neighborhood semantics. Lawnhaven is a curvy, pretty lane in Preston Hollow Royal Crest that is proximate to the Northaven Trail. I’m not too far away in Northlake Estates Preston Hollow.

Well-sized at 6200 square feet, it boasts an intelligent traffic flow plus a rarity, downstairs master AND guest room! The lot is .42 acres, verdant green, and well sited on the street. There is a pool, of course, as there is in almost every home on the street: we simply pool-hop. This one is a pretty saltwater pool with spa. The home has a great outdoor living space with a built-in grill and fireplace that would be perfect for tonight brrrr. PERFECT! The kitchen is spacious, loaded with name-dropping designer appliances (Sub-Zero, Wolf Range, twin Asko dishwashers) and surfaces and I like the coziness of the stone facade/wine cellar near the kitchen, but not IN it. I know that most builders shun the old-fashioned “bartender-behind-a-bar” bar, but I like them. This is a trend I’d like to see return, and I think it is. What teetotaler started this “non-bar” business of “hiding it behind closed doors” as if mama and papa never imbibe? Actually, I think my parents did that (ha!) and ended up taking the doors off for broader booze access: my dad had a little Scotch whiskey on the rocks most nights to “relax.” I mean, after all, I was his kid!
Lawnhaven batThey have also squeezed five bedrooms into this house, three up the stairs along with the media room, game room and a hobby/crafts room, which is what they used to call a wrapping room. (Hobby crafts room sounds so much better.) There is even a BONUS ROOM! I mean, this is a meat and potatoes home and I think a very solid value for all you get: great finish-out, nearly new construction, the right ingredients and floor plan, and the very best neighbors just a few blocks away!
