Thursday Three Hundred: Pristine Midcentury Modern in Janmar For CHEAP!
Share News:
How is this incredible home still on the market? I have no idea, to tell you the truth, especially considering how hot Midcentury Moderns are, and this incredible location. Janmar is a fabulous, quiet enclave. We totally love this area, as we’ve said many times before. Big lots, great architecture, and a treasure trove of amazing homes that make this an incredible neighborhood inside 635.
This particular home — 7723 Northaven Road, just west of North Central Expressway — is just a lovely home. I am seriously swooning over this three-bedroom, two-bathroom Mid-Mod, and considering the huge lot (.35 acres with a great lawn) and 2,685 square feet, it’s a great value. This 1954 modern marvel is marketed by Virginia Cook agent Kyle Rovinsky for just $350,000.
I love the mix of flooring textures, too, which include hardwoods, parquet, stained concrete, and brick. Everything is open, with tons of windows and vaulted ceilings. Of course, check out that cool fireplace with that gorgeous brick work and the clerestory window above. The living room is definitely a high-impact space, and it flows well to the kitchen, which has been wonderfully preserved.
While it has great drive-up and landscaping in the front, the side yard is a blank slate, including the shaded area just outside the huge sunroom off of the living area. I’m already imagining the cool furniture the new buyer is going to put in this great home. Of course, I am totally wondering if the buyers will remodel the kitchen or keep it as it is. What would you do?
Thank you Candy. You've got a good eye!

Joanna, you may love that mishmash of floor surfaces, but I suspect that's what has been turning off buyers bigtime. This house is a perfect example of remuddled…no plan, rhyme or reason to the remodel. They have spent tons on the bathroom but nothing flows. In the 1950's people had hardwoods, not polished concrete… and parquet was a product of the 60's. What the hell, parquet, wood, polished concrete, Kentile or brick or whatever then stone tile in the foyer and bath? I have a headache looking at the photos. Then the kitchen: we have a nice floor (I think) but WTH those cabinets look original and do I spy laminate counters fresh from Home Depot?
That said, I have just put my home in San Antonio on the market and I am dialing up Kyle R by email of course… this is a diamond in the rough, a project, in a FABULOUS location and I want to snap this baby up and rip her up and remake this house into what it can be! $200,000 to fabulousness… do you think?
Also folks: when you remodel, please have a plan! Don't do it piecemeal.. see what happens?
You have to have VISION to buy this house. I want it! I want it! Love it!
I think that Kyle is just cool.

Kyle, seriously, I want to either buy this house or follow it. Profile it. We need a builder to chime in… gut kitchen (but I like those little cubby cabinets) and all new floors I'm thinking bleached hardwoods everywhere. When can I see it? What's the master like? Have I been in this house?
Wow, great price and my goodness, the dirt is worth $350,000.00 The bathroom is nice and I see what you mean about the kitchen. IF I could do it, I would gut it and start over. The back yard is just so huge. Love all of the trees. That is a bargain in that area. I hope it doesn't get dozed!

The house is right on North Haven which explains the price , if it was one block over it would be 600k .

This home has great potential and is in a great neighborhood. If the Property Brothers from HGTV got ahold of this house, it would look amazing on the inside. Location, location…

Candy, I have many homes in North Preston Hollow that are completely updated and are beautiful. Ranch homes in the $300,000. Some are close enough to walk to St. Rita's. If anyone would like more information, call me. My website is http://www.bonniehaden.com.

I considered it for buy/renovation…but not having a garage was a turnoff.
