How Not To Market a Home: If Your Photos Look Like Stills From a 'Hoarders' Episode, You're Doing it Wrong

I don’t even know where to begin with this house, so we’ll start by saying that last week we got an email from a very dear CandysDirt.com reader around wine o’clock, and we had to stop sipping our Rosé to make sure we weren’t imagining things. Yes, folks, it really is that bad.
We won’t call out the agent, brokerage, or even the address of this abomination of a listing slideshow, but we will offer you the opportunity to tell us what is your biggest pet peeve you can spot in these photos.
Really, I can’t believe this three-bedroom, two-bath home is on the same street as last week’s Friday Four Hundred. And if bad listing photos are like nails on a chalkboard to you, we apologize in advance!

Wow, I've seen a few of these but fortunately the seller and /or the Realtor enlisted the aid of a professional stager BEFORE taking MLS photos! Let's just say EVERYTHING is wrong with these photos. As Tom said, they need to hire a professional stager and a professional photographer.

I'm sorry, but I feel like this is not very nice to the agent or the homeowner. We do not know the circumstances (could be tenant occupied, could be an estate, could be someone that has to sell asap, etc.) and we do not know the instructions given to the agent. I can honestly say that this listing agent is one of the nicest people I know and is someone that always does the right thing. Personally, I think the post and the article should be removed. It's obvious what listing this is and just not right.
My biggest pet peeve is that they turned the fruit punch around so I can't see the brand…..Hi-C or Hawaiian Punch?

I think this house just went on the market. I saw it yesterday and yes this is crazy! Even if it is tenant occupied it looks like they purposely piled things into the picture. There had to have been a better way.

Ok, you guys. Lets just all agree that sometimes no pictures are better than pictures! We do not know what the situation is with the seller, but the agent obviously posted these pictures and this really is a NO NO.

I think the agent would have been better off by not having any pictures posted. This is bad and unprofessional, no matter the circumstance.

Yet in this great market I have seven wonderful offers.It looks like this will be under contract with no one seeing it.

Amy and Others you are so correct! This home is listed by Ron Burch (I have permission to use his name) in our Coldwell Banker Lakewood Office. Anyone would agree that Ron is one of the most honorable agent/brokers and is a testament to our industry. This property is a court ordered sale and Ron is acting in his fiduciary capacity to represent this client as he has been instructed. I don’t think anyone in our industry would ever make the comment that he would do anything "wrong".

I found this article by googling (used as a verb) “real estate” and “staging” and “abomination” …..because that’s what staging is. Staging exists because a depressingly large percentage of the home buying masses are too stupid to use a tape measure. I looked at the photos and by relative dimensioning and estimating I had no problems estimating its value. Expecting owners to essentially move our before selling is pandering to stupid!

This place appears to at least have some good potential (looks like the kitchen has a few updates, some nice built-ins, a fireplace, etc.) I'm not in the real estate industry, but I didn't think this was disparaging to the real estate agent at all (and I'd never judge someone by just one listing). It does raise a good point though – how important is staging? We are considering selling our tiny M Streets home in the next year or two, but are worried it might be a mostly lot value sale, so we haven't put much effort into making things prettier. If Ron got seven offers without a single showing, how much of a difference could staging really make for certain homes?
