I swear, Dallas is becoming the new Windy City. But I don’t think all this wind is a freak of Mother Nature, I think it’s our real estate market.

Noticed about a week ago that Tim Headington had lowered the price on his prize penthouse over there at the Ritz Tower I, two units combined into one fantabulous 2100 that is definitely one of the finest luxury penthouses in the country. First introduced to me by Eloy Carmenenate, Miami-based Realtor to the international jet-set, the listing is now with Pogir (and co-brokered with Eloy) at Briggs Freeman Sotheby’s. Asking had been $14 million. Then I saw the price came down pretty substantially, like under ten million to $9,950,000 quite recently. That’s for 8400 square feet of interiors, and 5500 square feet of exterior patios. Mamamia. There are three wine refrigerators (!!!) which makes this place well worth $9 million alone! There’s a fridge for champagne, red wine, and white wine. There are two kitchens. Three terraces and a 360 degree view of Dallas. There are two bars, four bedrooms each with a full bath, two powder rooms, a billiards room with a purple pool table, a theater that has housed celebrities, library office, and of course mega museum quality art NOT included in sales price. A huge service elevator brings up food or whatever your heart desires/orders. The condo takes up the entire 21st floor with a private entrance — no hallway schmallway. It has two elevators and a vestibule hallway, 360 degree views and a 5,550-square-foot ipe-wood deck with special LED lighting. Oh yes, the furniture is bolted down so it can never fly away like Sally Field no matter how windy Dallas gets.

Who is the VIP behind this option contract? A VIP indeed.
