Tiny but mighty: I love the house, the charm, the floorplan, the sidewalk, even the name of the street: 7006 Vivian Avenue. Who wouldn’t want to live on a street named Vivian? This charming cottage in the Santa Monica Conservation District is just overflowing with warmth and cuteness, and so clean and neat on the inside you wonder if anyone really lives there. You get three bedrooms, two living areas, and only one bathroom but that is pretty typical (unfortunately) for the area. A second powder room COULD be added, but you might lose part of a bedroom or closet and the home totals at only 1320 square feet. Hey, I’ll trade utility bills with the owner anytime! This angel is worth a serious look/see because the interiors are knocked out and I LOVE LOVE LOVE that clean galley kitchen — those are the most efficient kitchens, you know.     the one bathroom is a challenge on its own, but then on top of it, it looks awfully small. so is one of those bedrooms a former garage? it's a cute house but that price seems pretty-way-too high

      1 Bathroom is not really a challenge in Hollywood-Santa Monica. I live here and it is an amazing area filled with great people. Check out the home at 6934 Patricia just listed. Adorable cottage tucked away on a 1 block street, it will sell very quickly!

    Thanks Bryan, I was going to say that and yes, I believe the garage was converted. That is why I am thinking some of that space could possibly be a powder room. Hollywood-Santa Monica is a great area and I cannot think of a more perfect place for first time homebuyers!

      Glen Cove is not HH/SM – no offense. I know you are trying to sell real estate, but comparing Boca Bay to Patricia or Vivian is way off base. An orange to apple comparison might be easier……

      Glen Cove is not HH/SM – no offense. I know you are trying to sell real estate, but comparing Boca Bay to Patricia or Vivian is way off base. An orange to apple comparison might be easier……

    Listing price is 258K and the taxes are ONLY $6400? Holy Socks! I'm so glad we live in an area without the high property taxes. Even though we have a state income tax, that combined with the property taxes still don't add up that high. That's just crazy. Oh and for our family of four, a one bath home is a no-go. 😀

It has SO much charm (you can't beat the curb appeal!), is so clean and well-maintained, has an amazing backyard and raised deck (perfect for entertainers) and is in such great location. Yes, the 3rd bedroom was a garage conversion somewhere along the way, which now makes a perfect Study, Office, Nursery or small BR for guests. No garage but a HUGE 2-car carport in back and plenty of room to build a garage. If anyone is interested in taking a look, please contact me!
