Dear Tax Doc:  I own a small condo in Dallas tax value $49,500. The property has been listed for over 8 months now for $38,500 and the only offer received over 6 months ago was $35,000! I live in California now. What’s the best way to file a protest on this property?

File your protest either online or on paper TODAY. Then, go to DCAD and meet informally with an appraiser. You may talk to an appraiser up until the day before your hearing on a first-come, first-serve basis. This means, you should be prepared to wait. Do not go at lunch time–this is the busiest time and you will have to wait in excess of an hour most likely. Take a copy of the active listing and the one offer. This should be a lay-down case meaning they should reduce the value to the listed price without much resistance.
