After spending the past eight years at Halo Real Estate, Mandi Simpson joined RE/MAX Four Corners in July. She says she is looking forward to the challenge of working with the firm’s heavy hitters, and hope they will help inspire her to double her current production of $10 million.  For her, the hardest part of the decision was informing her former colleagues.

“It’s tough because even though it’s business, the decision is personal because it affects people on a very deep level,” she said. “Once you are with someone a long time in this business it’s like family.”

Big news for the DFW real estate community: Ebby Halliday Realtors has announced plans to open a new Prosper/Celina office this July.

Scheduled to open in July 2017, the roughly 5,000-square-foot office is located at the northeast corner of Highway 289 (Preston Road) and Prosper Trail in Prosper. It will be home to about 50 residential real estate agents serving the greater Prosper/Celina area. A fast-growing suburb in Collin and Denton counties with almost 18,000 residents, Prosper is 32 miles from DFW International Airport and 35 miles from downtown Dallas.

“This state-of-the-art office will greatly enhance our ability to serve the needs of the area’s growing number of home buyers and sellers for many years to come,” says Mary Frances Burleson, president and CEO of the Ebby Halliday Companies, which includes Dallas-based Ebby Halliday Realtors and Dave Perry-Miller Real Estate and Fort Worth-based Williams Trew Real Estate, as well as affiliated companies Texas Premier TitleHome Team Insurance, and Home Team Mortgage Company.

The location of the new office is phenomenal, says Ebby Halliday Companies Chief Financial Officer Ron Burgert, who was instrumental in selecting the new site and building out the new office.

“Strategically situated along State Highway 289 (Preston Road), it offers easy access to the 289 and U.S. 380 corridors, as well as the Dallas North Tollway,” he said.

Celina, Texas, is an area of bucolic fields and green spaces that go on for as far as the eye can see. Back in 2003, Linda and Clark Hornbaker purchased 10 acres of open pasture in this area about 45 miles north of Dallas.

With the rolling hills and peaceful countryside, Linda saw it as the family’s “garden of Eden,” and named the land Eden Hill.

The soil was good, a limestone base with trees bordering the property, making it perfect for a vineyard. Their son, Chris Hornbaker, was an amateur vintner, making pear wine in his kitchen. The family had the bright idea to join forces and create a commercial vineyard and winery. So Linda and Clark studied viticulture and learned how to grow grapes. Chris is completing his viticulture and oenology degree.

Picturesque country living.

After yesterday’s high winds knocking out power in just about every direction in Dallas, It has made the notion of moving to the country even more attractive. Of course, I wouldn’t want to move too far. But Celina is a healthy distance away without being out in the boonies.

Now, some farmhouse properties are just plain boring, outdated, and truly overdone. This home, however, is just perfect for a family who wants neighbors with a little bit more space between them, room to run around, and a pool, too.

Since Republic Property Group started dreaming up Light Farms, a master-planned community in Celina, we at CandysDirt.com have been intrigued. The location, the amenities, and the builders all drew our attention and we’re happy to hear that the Dallas Business Journal has named Light Farms one of the “Best Real Estate Deals” in all of North Texas.

Light Farms Info CenterWith builders such as Darling Homes, Highland Homes, and Lions Gate, this development will attract plenty of buyers. And with tons of great amenities — pools, green space, and parks out the wazoo — well, I’d definitely call that a great value.

According to a story from the Celina Record Star, city officials were bowled over by the appraisals coming in from Light Farms:

Projected at around $240,000, home values actually came in much higher than that at $350,000, a pleasant surprise to everyone involved.

“When all of this started, we were all concerned about the home values,” said Mike Foreman, city manager. “We were amazed at the values.”

 

Tony Ruggeri of Republic Property Group said that the success of Light Farms was possible because of the hard work the City of Celina put into the partnership. On the other hand, the Celina city officials think it’s the amenities offered by RPG and Light Farms that make it attractive and an incredible buy.

“This is the first big development that is going to kick-start major development in Celina,” Foreman said. “It is going to help provide the rooftops needed for retail in the city.”
