Survey Says: New Retail Coming to Coppell After City Asked Residents What They Want

More new retail is coming to Coppell, where the city government has been asking its residents, “What do you want?”

The City of Coppell’s 2024 Retail and Dining Survey, conducted in partnership with OnPointe Insights, aimed to gather resident feedback on local dining and shopping preferences. According to the survey, residents dine in and near Coppell about twice per week and 57% of respondents want more family-friendly dining options, while 47% indicated an interest in more fine dining establishments. To be honest, the survey results weren’t earth-shattering, but they highlighted the City’s emphasis on canvassing residents for retail development.

“Coppell is in a great place, and we are working to make things even better in the future,” Coppell Mayor Wes Mays told the Coppell Gazette. “While we are always striving to improve service to our community in the present, we are also always looking forward. We don’t make decisions for the short term, and I’m proud to be a part of a community that invests in the future, that thinks strategically and for generations to come.”

Developments Small and Big

Two acres of infill land at 1 W. Sandy Lake Road in Coppell have been sold to Dallas-based Peak Development Partners, a firm specializing in single-tenant retail spaces. The deal was brokered by Younger Partners associates Davis Willoughby and Luke Nolanwhich, who represented both the buyer and the seller, Ardinger Properties LLC. The sales price was not disclosed, but DCAD records show a tax value of approximately $700,000.

The property sits at the high-traffic intersection of W. Sandy Lake and N. Denton Tap roads. The location benefits from strong visibility and consistent traffic flow, with approximately 17,000 vehicles per day traveling along Sandy Lake Blvd., reps with Younger Partners said.

Willoughby emphasized the site’s potential to enhance Coppell’s retail landscape. “This acquisition will transform an underutilized parcel at Coppell’s premier intersection into a cornerstone of opportunity for the community,” he said in a statement. “As the city continues to grow, we want to ensure the real estate keeps up with the demands and needs of Coppell’s booming population.”

“This property is just about 500 feet west of Belt Line at the most prominent retail intersection in Coppell, with major anchors such as Trader Joe’s, Tom Thumb, and Sprouts,” Nolan said in a statement. “Its accessibility and exposure make it an attractive opportunity for retail development.”

Opened in October 2024, this new Trader Joe’s is an 11,500-square-foot store at 120 S. Denton Tap Road, marking the first new Trader Joe’s in North Texas in eight years and the 20th location in the state.

In November 2024, Coppell City Council paved the way for a new 16.77-acre retail district on S. Belt Line Road. This project is set to introduce a vibrant commercial district, including a five-story Hilton Tempo Hotel with 140 rooms, multiple retail spaces, and several restaurants, further enriching the local economy and community amenities. Hilton’s Tempo brand is geared towards health and wellness-minded travelers.

Other big developments have been announced in Coppell, including a carmaker’s headquarters relocation. Subaru of America will expand its North Texas presence by moving its central operations hub from Chicago to Coppell. The 200,000-square-foot expansion will be added alongside its training and distribution center at ProLogis Freeport Corporate Center, 925 Freeport Parkway.

“We are excited to expand our footprint and capabilities in the southern U.S., further supporting our customers and retailer network,” Jeff Walters, President and Chief Operating Officer at Subaru of America said in a statement. “Dallas is a vibrant area with diverse talent that will add fresh perspectives and further enhance our company culture.”

The respective deals seem to underscore ongoing demand for prime retail sites and commercial development in Coppell and its surrounding suburbs, where strong population growth has continued to drive real estate activity. Or so the survey says.
