What’s Developing: 2,700-Home Development Treeline by Hillwood Comes to Justin

Big things are happening just over the treeline — that is, the master-planned community of Treeline in the Denton County city of Justin. Phase 1 construction of Treeline is underway by Fort Worth-based developer Hillwood Communities, which is planning 2,700 homes over several phases, the first of which are slated for sale early 2025.
Treeline will be an 800-acre development on FM 407 that aims to highlight the natural topography of this area with mature oak treelines and a meandering creek, but located within commuting distance to AllianceTexas and the 114 corridors.

“At Treeline, we’ve curated an idyllic environment where families will feel a true sense of belonging,” Fred Balda, President of Hillwood Communities, said in a statement. “Residents can forge a profound connection with nature and their neighbors through a lifestyle program that activates an array of amenities, including park spaces with themed treehouses.”
Phase 1 construction is underway, and homes should be available for sale in early 2025. The new construction homes at Treeline will start in the $400,000s.
Hillwood partnered with DFW builders including American Legend Homes, Beazer Homes, David Weekley Homes, D.R. Horton, Highland Homes, HistoryMaker Homes, Pulte Homes, and Tri Pointe Homes for this first phase of homes.
Homes in this phase will be offered on 40’ Rear Entry, 45’ Front Entry, and 50’ Front Entry lot sizes with a variety of architectural styles including Craftsman, Modern Farmhouse, Hill Country, Contemporary European, and Transitional Modern.
“Here, residents can deepen their connection with both nature and their community through our vibrant lifestyle program, which is designed to bring our distinctive amenities and park spaces to life,” according to a Hillwood Communities release.
Within the main amenity center will be an indoor event space, an amphitheater lawn, pickleball courts, and resort-style pool. Other phase 1 amenities include a treehouse-inspired library park, a cloudspotting and stargazing park, an observation deck, an orchard park, plus nature trails, playgrounds, and open green spaces.


Treeline is located within the Northwest Independent School District (NISD), recognized for its A rating by Niche.com. Treeline residents will have access to quality public education through the nearby Justin Elementary School, Gene Pike Middle School, and Northwest High School. Plus, Treeline will be home to its own on-site NISD elementary school.
As of 2022, Justin has a population of about 5,600.

Treeline joins four other Dallas-area developments by Hillwood Communities, including Pecan Square in North Lake, Harvest in Argyle and North Lake, Lilyana in Celina, and Union Park in Little Elm.
