7 More Big Names Sign On at Fields West as Frisco Project Hits 75 Percent Pre-Leased

Fields West is now 75% pre-leased. At this point, each new tenant announcement is becoming less about whether Fehmi Karahan can fill the new Frisco urban village and more about which familiar brand will land there next.

The latest batch includes luxury bedding brand Boll & Branch; apparel retailers Evereve and Lululemon; health-food cafe Flower Child; bakery SusieCakes; Western-wear brand Tecovas; and eyewear retailer Warby Parker. The seven new leases bring Fields West to 44 signed tenants, according to an announcement Tuesday from The Karahan Companies.

Fields West is planned as an urban village with upscale shopping, dining, office space, and approximately 1,150 residences in a walkable, pedestrian-oriented setting. The 55-acre project sits at the heart of the $10 billion Fields development, a “city within a city” near Panther Creek Parkway and the Dallas North Tollway.

When CandysDirt.com examined the tenant roster by category in January, Fields West was 70% pre-leased with 37 signed tenants. A name-by-name comparison with Tuesday’s announcement shows no dropouts: All 37 retailers remain, joined by seven newcomers. The earlier roster already included the Texas debut of Bloomie’s and the North Texas debut of Mastro’s Steakhouse, the Tilman Fertitta-owned brand that is set to open its first area location at Fields West.

The latest additions largely deepen categories Fields West had already begun building. Boll & Branch joins a sizable home furnishings cluster that includes Arhaus, Crate & Barrel, Design Within Reach, Pottery Barn, Williams Sonoma, and 7th Avenue. Evereve, Lululemon, Tecovas, and Warby Parker broaden a fashion and accessories roster ranging from Alo Yoga and Kendra Scott to Johnnie-O and Mizzen+Main.

Flower Child and SusieCakes add a health-food café and bakery to a dining mix that already stretches from Mastro’s, North Italia, and Sixty Vines to faster-casual names such as Shake Shack, Sweetgreen, and Nando’s.

“This announcement is a testament to the strength of Fields West, our partners, and the growth in North Texas,” Karahan said in an announcement.

Fields West went vertical in late 2025, but the scale of the construction became much more evident this spring. By April, nearly a dozen cranes were expected to be operating around the 55-acre site, with Karahan telling the Dallas Business Journal that the number could double as work accelerated.

The project is planned for 360,000 square feet of shopping, dining, and entertainment space, plus 350,000 square feet of Class A offices. Columbus Realty Partners is creating approximately 1,150 urban residences above and around the commercial district.

Those pieces are part of a broader ambition for Fields. The developers describe the 2,545-acre community as a “15-minute city” where residents can walk or bike among their homes, offices, restaurants, shops, parks, and golf courses. A planned 25-mile network of hike-and-bike trails is intended to connect the development internally and tie into Frisco’s citywide trail system.

Karahan, who helped create The Shops at Legacy and Legacy West in Plano, has described Fields West as Legacy West’s “younger sister.” The comparison is becoming easier to see as construction rises along the Dallas North Tollway near Panther Creek Parkway.

The Karahan Companies and Hunt Realty Investments own Fields West and are also partners in the broader Fields development. The urban village secured a $425 million construction loan in 2025 from Bank of America, JPMorgan Chase, and Prosperity Bank. Frisco has also committed $70 million in municipal bonds and is expected to contribute $24.5 million in grants.

Since CandysDirt.com’s January update, another major piece of the surrounding Fields puzzle has arrived. Universal Kids Resort opened July 1 with seven themed lands and a 300-room hotel. The broader development already includes the PGA of America headquarters, Omni PGA Frisco Resort & Spa, and a growing collection of residential neighborhoods ranging from apartments to multimillion-dollar custom homes in The Preserve.

Fields West will not open all at once. Retailers, restaurants, offices, and residences are expected to begin opening in stages in late 2027, with the rollout continuing into 2028.
