Realtor’s Third Flip in Fort Worth’s Wedgwood East Brings a 1963 Ranch Into 2026

Realtor Maria Karnes can keep more than one ball in the air at a time.

Yes, she can sell real estate in North Texas. Yes, she can be a wife and mother, keeping the domestic side of life going. And yes, she can flip a house or two.

Actually, make that three houses she’s flipped in Fort Worth’s Wedgwood East neighborhood. Her latest project, 3721 Wosley Drive, hit the market last week and continues the tradition of giving a facelift to a house in the neighborhood she loves enough to live there herself.

“When an opportunity comes up in this neighborhood, I always go look at it,” she said. “There’s something in this neighborhood that just calls me.”

All About the Doors

For this one, it was the entry. The double front doors set the tone for this 1963 house that Karnes wanted to bring into 2026.

“One of the things that spoke to me were the French doors for the entrance, even though it’s a ranch,” the Realtor-turned-part-time flipper said. “The doors just kept on coming back to me. So, decisions were based on that because it lent a transitional feel to the house.”

The double doors inspired the home’s makeover.

For this quintessential Wedgwood ranch, she had a vision.

“I don’t think there was a surface that wasn’t touched,” Karnes said.

Now the house has been fully renovated, prepped and fluffed to make it move-in ready. It’s definitely lighter, brighter, and more modern. She used her favorite paint — Sherwin-Williams’ Alabaster — throughout the home. It’s brightened the fireplace, kitchen cabinets, walls, and previously dark wood paneling.

Among the updates for the remodel are custom shaker cabinetry, quartz countertops, and a designer tile backsplash to brighten the kitchen. Stainless steel appliances and brass hardware give it a polished, modern finish.

Of course, Karnes’ flip includes eye-catching elements, but there are some big-ticket items that aren’t quite as glam but oh-so important. Major updates include foundation repair with a transferable warranty, a new electrical panel and meter, plus sewer line descaling.

The 2,560-square-foot house contains four bedrooms and three bathrooms. Karnes converted one of those bedrooms, set apart from the others, into an ensuite arrangement. Basically, it’s a second primary bedroom, making it ideal for various uses.

“It’s now a great suite for multi-generational living or a tucked-away office,” she said of the expanded space.

Chatting and Waving Here

One of the best amenities for the house, though, is the neighborhood, according to this Realtor. Wedgwood East boasts an active neighborhood association that keeps the community connected. Every year, the neighborhood’s Halloween celebration closes streets to traffic so they can be filled with a sea of costumes. More fun includes yard of the month awards, a garden club and a neighborhood‑wide garage sale. The large lots and mature shade trees make this the kind of hospitable spot people wish for.

“People love the sense of community in the neighborhood,” Karnes said. “It’s such a welcoming neighborhood where you see people chatting in the yards. I can’t drive down my street without waving.”

There’s an uncomplicated way to see the house located near Texas Christian University and Hulen Mall. No, it’s not a garage sale or Halloween party but Karnes will hold the house open from 2 to 4 p.m. Saturday and Sunday. Maybe there’ll be people chatting in the yard or waving down the block.
