Priced Out of Frisco? Serenade Texas in Celina Starts at $400Ks

Celina is doing what Celina does best — turning dirt into the next wave of rooftops in northern Collin County. But this wave of development is targeting a segment the market needs badly: the middle. Huffines Communities has broken ground on Serenade Texas, a 468-acre master-planned community near Preston and Marilee roads, with homes starting in the $400s.
In a North Texas housing market where new construction has steadily crept upward in price, that upper middle band — roughly the $400,000 to $900,000 range — is where much of the demand is concentrated. Buyers are looking for space, newer homes, and relative value, but are increasingly pushed farther north to find it.
Serenade Texas is planned as a roughly 1,100-lot community at full buildout, with the first phase bringing 543 homesites online. Builders include CastleRock Communities, DRB Homes, HistoryMaker Homes, Impression Homes (Parkmount Series), Risewell Homes, and UnionMain Homes.

Homes are expected to range from about 1,800 to 4,500 square feet, with multiple floor plans designed to appeal to move-up buyers. Construction is underway, with the first homes projected for early 2027.
“Today’s groundbreaking represents the beginning of a community that will add lasting value to the area,” said Don Huffines, founder of Huffines Communities. “Celina is one of the fastest-growing North Texas cities, and we’re delighted to create a place where residents can enjoy active lifestyles and a high quality of life that attracts people to the region.”
Amenities include a 16-acre stocked lake, trails, resort-style pools, pickleball courts, a clubhouse, and event spaces, along with parks and gathering areas. A 63-acre “flex” parcel is also set aside for future development as the surrounding area continues to build out.
The community will be served by Celina ISD, with nearby campuses already in place and discussions underway about a potential future on-site school.
Local officials, including Celina Mayor Ryan Tubbs and state representatives, joined Huffines Communities for the March 26 groundbreaking event marking the start of construction.
