Hillwood Breaks Ground, Construction Begins on New ‘Landmark’ Community in Denton

Dirt is finally flying in Denton at Landmark, the massive new master-planned community by Hillwood Communities and sister developer Hillwood Properties. Located at I-35W and Robson Ranch Road, the 3,200-acre mixed-use development will bring roughly 6,000 single-family homes and 3,000 multifamily units, plus 900 acres of commercial and mixed-use space.
The opening phase calls for 747 single-family lots, with homes by nine major builders, ranging from entry-level to more upscale offerings. Among those set to build in Landmark are Highland Homes, Toll Brothers, Coventry Homes, Drees Homes, American Legend Homes, M/I Homes, David Weekley Homes, and Tri Pointe Homes.
Highland Homes says their lots will be on 50-foot pads, with houses sized between 2,200 and 3,600 square feet, starting in the high-$500,000s range. Model homes are expected to open in spring 2026, with home-buying beginning in late 2025 or early 2026.



At the heart of the southern Denton County site — previously called Hunter Ranch — lies Pilot Knob, a 830-foot sandstone rise and one of the highest natural points in the City of Denton. Historically, the knob served as a landmark for Native Caddo tribes, early settlers, and even as a hideout for outlaw Sam Bass — lending both name and heritage to the new community. A substantial portion of the design centers on respecting and preserving that natural heritage, with conservation easements keeping the formation free from development, Hillwood officials say.
Retail and commercial development is already underway. The first phase includes land under lease for retail, dining, and entertainment, and it will feature Denton’s first H‑E‑B grocery store, located at the northwest corner of I-35W and Robson Ranch.
Beyond retail, the plan calls for a park and entertainment district, an integrated system of 35 miles of hike-and-bike trails, and three proposed Denton Independent School District school sites. Educational components will include STEAM-focused “learning parks,” intended to offer outdoor classrooms woven into nature preserves. At full build-out, Landmark will have about 1,100 acres dedicated to parks, trails, and preserved land.
The development will join other new housing communities coming to Denton, including The Renegade by HL Communities, Altera at Rayzor Ranch, and Agave Ranch by Mattamy Homes.
