HL Communities Breaks Ground on The Renegade, Its First Project in Denton

Downtown Denton is getting a new Class A multifamily development. Holt Lunsford Commercial has launched HL Communities, a new multifamily development and construction platform, and its first project, The Renegade, is already underway at 260 W. Mulberry Street.

The four-story, 120,000-square-foot community will include 104 units and is slated for delivery in Q2 2026. Plans call for a clubhouse, premium fitness center, study lounges, pet recreation space, and landscaped courtyards, all within walking distance of Denton’s historic square.

The site sits less than a mile from the University of North Texas, Texas Woman’s University, Texas Health Presbyterian Hospital, and Rayzor Ranch, with direct access to I-35 East and West — placing it near education, healthcare, and major employment hubs.

HL Communities primarily builds “infill boutique” communities like The Renegade for urban centers, suburban garden-style developments adjacent to major job generators, and suburban wrap projects offering high-density living around structured parking and amenity-rich courtyards.

“The Renegade will bring much-needed housing to a pocket of Denton that is actively being revitalized but has high barriers to entry for multifamily development,” Hayden Lunsford, managing principal of HL Communities, said in a statement.

The Denton market is certainly seeing its share of new supply. A recent RentCafe report ranked Denton among the nation’s top metros for the number of new apartments under construction in 2024, underscoring strong demand driven by university growth, healthcare employment, and migration into North Texas.

Other major projects are also reshaping the city’s residential landscape. Landmark, Hillwood’s new master-planned community and the first in Denton, will bring thousands of new homes and a mix of retail and amenities, joining large-scale developments like Altera at Rayzor Ranch, a 192-unit Class A garden-style community off I-35, and Agave Ranch by Mattamy Homes, a 239-home community across 92 acres in Denton, which are positioned to add tens of thousands of rooftops over the next decade.

For The Renegade, the project team includes Archon Corporation of Grapevine as architect and design consultant. HL Communities and Colo Development Partners are providing construction management and development services, with financing from Harmony Bank. Westwood Residential will oversee leasing and property management.
