Mixed-Income Senior Housing Mariposa at Western Heights Opens Near Fort Worth Avenue

Housing is definitely going vertical in Dallas, and the latest project serves a special population of “active adults” 55 and older.
Mariposa at Western Heights is a $30.5 million mixed-income residential facility at 1641 N. Windomere Avenue along Fort Worth Avenue. Developer Zachary Krochtengel with Sycamore Strategies worked with the City of Dallas to finance the project. Krochtengel has developed several housing projects locally and will break ground Oct. 29 on a mixed-income apartment project at the renowned former Cabana Hotel.
Mariposa at Western Heights offers one- and two-bedroom apartments with stainless steel appliances and private balconies. Amenities include a fitness center, swimming pool, and clubhouse.


Housing Mix and Financing
Mariposa at Western Heights offers 104 units for tenants earning a maximum of 30%, 50%, and 60% of the Area Median Income. The remaining 26 units are market rate.
The project is supported by a $7.6 million subsidy from the Fort Worth Avenue Tax Increment Financing District and federal tax credits from the Texas Department of Housing and Community Affairs.


The property will be managed by Bonner Carrington.
The Mariposa at Western Heights website highlights the location near Trinity Groves close to restaurants, retail, and nature trails. Nearby attractions include Lake Cliff Park or Pioneer Plaza, Gorditas Ahualulco SLP, and Norma’s Cafe.
