Mesquite Breaks Ground on 288-Unit Workforce Housing Community

The City of Mesquite’s Housing Finance Corporation is hoping to close the gap on a workforce housing shortage, announcing last week a partnership with The NRP Group to build 288 mixed-income units near the intersection of Interstate 30 and Lyndon B. Johnson Freeway.
All units at The Fielder, 1300 Wooded Lake Drive, are reserved for residents earning approximately 50% of the Area Median Income.


“In a city facing a severe workforce housing shortage, this development will provide much-needed affordable housing during a time when more than half of Mesquite renters are cost-burdened,” said Nick Walsh, vice president of development at The NRP Group, in a press release. “We are incredibly honored to partner with the City of Mesquite and its Housing Finance Corporation to bring high-quality, affordable housing to the area at such a critical time.”
The development offers easy access to downtown Dallas and is minutes away from the newly completed Urban District 30 – a million-square-foot industrial park that spans 82 acres.
As the Dallas region’s population growth soars, The Fielder will accommodate employees in the surrounding area, the press release states. The affordable housing development is the first partnership between a developer and the City of Mesquite.

The NRP Group has developed projects in Houston, Austin, San Antonio, and other large markets across the U.S.

The Fielder is an important step in providing the workforce housing needed in our community,”
The development, slated to open in 2026, offers one-, two-, three-, and four-bedroom floor plans. Resident services include essential health and wellness screenings, after-school programs, and financial literacy training. The development will also feature best-in-class amenities including a pool, fitness center, community garden, dog park, and playgrounds.
Partners in the local investment include Bank of America and Bellwether Enterprise Real Estate Capital.
Is this area served by mass transit? That is usually a key requirement for the workforce housing category. Several developers attempted it in my community but failed to meet the city’s definition that include proximity to major employment centers and service by mass transit. Being close to I-30 and LBJ isn’t so great if you don’t own a car.
