The purpose of a home inspection is so that you can make an informed decision when you’re making such an important investment. So this week, we’re looking at using your home inspection report to negotiate, plan, and protect your home. 

Negotiate

In this video, Inspector Brian walks the roof of a house to show several problems he found during the inspection. The roof is one of the five major areas of the house that you want to pay the closest attention to when purchasing a home, and it’s also one of your best bets during the negotiation phase because roof repairs or replacement may be covered under the seller’s insurance policy. If your home inspector finds roof problems, be sure to have a roofer check out the damage and have your Realtor inquire with the sellers about their policy.

Plan

Oh stucco, you’re so pretty, but you can be so darned difficult! If stucco is not installed correctly it is basically a trap for moisture, which builds up behind the walls, cracking the stucco facing and damaging the walls behind it. In this video, you can see the inspector uses his moisture detector to show there is water in the walls. In a situation like this, the homebuyers can go in knowing that they will have a major repair on their hands, instead of being surprised down the road by crumbling stucco and water stains. They can decide whether to plan a rehabilitation of this house or to move on to a different option.

Protect

In this newly constructed house, it appears that wood-destroying insects have moved in before any people have had a chance to live there. Now that this has happened, they can take steps to address any existing conducive conditions for wood-destroying insects and set up a pest control plan to take care of the active infestation and protect against future ones.
