It doesn’t take more than looking at home design trends over the past few years to see that homebuyers are increasingly looking for ways to live more sustainable lives. US News & World Report released these five sustainable home designs that are trending in 2024 in January, for example. New construction homes are one of the best ways to check the boxes for these highly desirable sustainable home design trends – energy efficiency is built in from the beginning.

For homebuyers seeking energy efficiency and sustainable homes, new construction homes allow them to have the latest in modern insulation as well as heating, ventilation, and cooling units. Another benefit of new materials includes the use of low- and zero-VOC (volatile organic compound) paints and building materials, improving indoor air quality, for homebuyers looking for greener living in their homes. Lastly, the 2023 Texas Homebuyers and Sellers Report states that new construction buyers in Texas also value the ease of ownership of new homes – 24.5 percent of new home buyers state as motivation to avoid renovations or surprise issues with plumbing or electricity.

Talia: Sustainability is Built in

The Nehemiah Company, an acclaimed developer, is furthering its dedication to sustainability in its latest community, Talia, located in Mesquite. Alongside collaborating with renowned homebuilders known for their exceptional building practices, Talia is incorporating green living principles into its master plan. According to Robert Kembel, President of The Nehemiah Company, these include features like butterfly gardens and educational spaces, with the intention to manage stormwater responsibly, enhancing biodiversity, and fostering learning opportunities.

“Sustainability is at the forefront of what we are creating in Talia,” Kembel said. “But beyond that, we want Talia to be a place where families can thrive harmoniously with nature and are combining those two mandates wherever we can.”

“For instance, our playgrounds will have educational features so children can learn about nature and build a respect for it as they play,” he said.

Butterfly gardens and planting of native landscaping will play a big role in water management. The development team plans to continue looking into incorporating other eco-friendly systems in the future.

Kembel said his company has received generous support from Mesquite city officials and they have plans to collaborate with Keep Mesquite Beautiful to support its mission of educating the community on the importance of recycling, reducing litter, and more.

“We envision workshops to give residents information about sustainable practices that they can employ at home and within the community,” he said.

Coming Together For The Community

Fostering the community aspect of sustainable living will be parks, playgrounds, and centralized community hubs that encourage resident interaction.

“A truly sustainable community is one that not only protects the environment but also cultivates a sense of belonging and togetherness among its residents,” Kembel said. “We want to do that in Talia.”

Community lakes, yoga lawn, hammock grove, pool, and more than 30 miles of trails — including nearly 3 miles of unpaved trails — will encourage residents to spend time in nature.

The 612-acre community located along FM 2757 south of Interstate 20 broke ground in 2023 and is progressing swiftly, with model home construction planned to start this summer. Home sales are also planned to kickoff later this year with select builders starting pre-sales mid-summer.

Builders Cadence Homes, Chesmar Homes, David Weekley Homes, Drees Custom Homes, and Highland Homes will offer diverse floor plans for townhomes to single-family homes on up to 70’ homesites.

Other projects of The Nehemiah Company include Karis, a 565-acre community in Crowley, 2,000-acre Viridian in Arlington, and the luxury apartment community of Arlington Commons in Arlington.
