In West Dallas, not that far from Trinity Groves, things are happening.

Now, say it like Charles Nelson Reilly. Things are HAP-EN-INGGG! There are several subdivisions, new construction, modern homes, contemporary two-stories, and several remodels. This one is a perfect example.

Ultima Real Estate’s Ruth Banda Batista and her husband bought this 1948 construction home in West Dallas, completely gutted it, reimagined it, and altered the exterior to fit more with modern times (hence the angles and classic white siding with deep charcoal trim).

As for the pops of color on the iron gate? That was all Batista’s husband’s doing. She said he had an idea, designed it, and then found a company to bring it to life.

She also said if you saw the way the house used to look, you wouldn’t even believe it. And since I have access to this magical thing called The Past, I can look it up and provide it here.

An Emmy-Worthy West Dallas Remodel

Bring your Emmy, because the change is dramatic. But you can also see the elevation of the original home, too, so it’s the perfect mix of what was and what is for this West Dallas remodel.

Batista said one of the biggest selling points is the backyard with an expansive wood deck topped with a built-in bench and table. On the inside, they opened it up — as you do — and laid down the most beautiful wood-look laminate. It’s soft and on-trend and my total favorite.

In the kitchen, they said “Hey, subway tile, watch this!” and added a bevel AND a pattern. It’s a nice take on a classic.

Even though this home is already under contract, that gate was worth a feature. That and it’s a chance to talk about the market.

This home was listed last weekend and there was a steady stream of would-be buyers that came through followed by multiple offers and yes, at least one was over the list price. That’s what’s happening again.

It seems like overnight, the buyers are back and multiple offers are on the table. Just a few short weeks ago offers UNDER list price were all the rage, but sales prices are creeping back up.

Batista had 1727 Pueblo Street listed for $350,000.
