If there was ever a deal, this is it. When I asked Dallas City Center Director Kevin Caskey about this house, he told me that there was already tons of interest in it. That was three days ago, and this home hasn’t been on MLS for more than a day! Curb Appeal

Richardson is one of the inner suburbs of Dallas and offers a lot of opportunities in its 28 square miles. Many of DFW’s telecommunications/networking companies have settled there along the Telecom Corridor, including AT&T, Cisco Systems, Ericsson, Fujitsu, Texas Instruments, Samsung, and Verizon.

With a population just over 101,000, the city was named the “fifth happiest mid-sized city in America” in 2014 by Movoto, a national real estate blog, based on things like low unemployment, low crime, and high income. That same year, 24/7 Wall St. named Richardson America’s 17th Best City to Live in based on crime, economy, education, housing, environment, leisure, and infrastructure.

I grew up near Richardson and spent lots of time in friends’ ranch houses there, so the listing I chose for today’s Tuesday Two Hundred feels familiar: built in 1964, lots of space inside, and a good-sized yard. The house at 1419 Dumont Dr. is in Northwood Estates and has four bedrooms, 2.5 baths, and 2,488 square feet on two stories. It is newly listed by Adam Caskey at the Michael Group Real Estate for $298,900.

The house is located near the intersection of S. Coit and W. Belt Line roads, within walking distance to the 25-acre Cottonwood Park. This family-friendly place has picnic and playground equipment, two pavilions, two small lakes with ducks and geese, a swimming pool, baby pool, two lighted tennis courts, sand volleyball court, 1.1 miles of trails, and a multi-use concrete court.

3958 Clover Front

Let’s just clarify for clarity’s sake: Dallas home prices are breaking records, y’all, and if you want a great home inside the loop, you’re going to pay for it. There was quite a debate in the comments of our Tuesday Two Hundred, a super-cute Craftsman home in Sunset Hill that is priced at $239,000. Some folks felt that was too steep. Others thought the renovation was too modern and not true to the architecture of the home.

Here’s the honest-to-goodness-backed-by-economists truth: Someone is going to buy that house, and considering the state of the market and the desirability of this area compared to the prices of adjacent Winnetka Heights homes in similar condition, the homeowner will probably get within $7 to $10K of their asking price with the right buyer, one who will appreciate the Oak Cliff vibe and the cool people who live there. That’s just based on the fact that home prices in our area are up 10.4 percent year-over-year and there are more buyers out there than sellers, especially with the influx of new workers thanks to our booming job market.

Same thing goes for this adorable Midway Hollow post war traditional at 3958 Clover. It’s not as big as a home you’d find in the northern suburbs, such as Carrollton, for instance. No, it clocks in at a modest but capable 1,524 square feet with three bedrooms and two full baths. But you’re not buying a big home when you move inside the loop in this price range. You’re buying location. You’re buying proximity to work, culture, restaurants and shopping. This home is priced at $299,000, and it’s already under option.

Homebuyers will appreciate the renovations to this home, which include an open floor plan that flows from the living room to the dining area and open kitchen, all of which have gorgeous pine floors underfoot. You’ll also appreciate the cool pergola that, with the addition of an outdoor kitchen, would be my hangout from late March until July.

Cliff May-designed 5310 Wateka, at Wateka and Inwood, will be open for onlookers tomorrow.

Preservation Dallas has done it again. Listen up, all of you Mid-Century Modernophiles: Cliff May’s award-winning 1948 Pace Setter House design is on display tomorrow.

May, who was a bastion of modern design, sketched up this Greenway Parks abode that was custom built and owned by all of one person, which is almost as amazing as the home itself.

The open plan and natural light is characteristic of Cliff May's take on modern design.

Much of its distinctive mid-century character is still intact.  “Although the house is need of updates and repair, it retains a coveted, characteristic Cliff May aesthetic — an open floor plan and plentiful outdoor living spaces to connect the interior with nature,” says the notice from Preservation Dallas.

Markeeta McNatt Brown, whose parents built the home at 5310 Wateka, will be on hand tomorrow for the tour, which is at 10:30 a.m, as will Maribeth Missineo Peters, a Preservation Dallas board member who will discuss Greenway Parks — a notable Dallas neighborhood planned by Texas architect David Williams.

Update 11:54 pm: I’m told the building was completely sold out to a developer who revamped it in 2005. No active foreclosures now, but like life anywhere, you can never say never.

This unit at the historic Santa Fe Terminal Building #2 , also known as “SoCo Urban Lofts” at 1122 Jackson #1006, is being billed as the most unique loft in downtown Dallas. You know, I think they have something! It’s a 3-story, 1173 square ft., open floor plan – loft! — with bedroom alcove, one knocked out bath, it’s own private rooftop terrace and a (condo) rooftop swimming pool on the 10th floor. In fact, it’s the only non-penthouse unit in the building that extends up to penthouse level. The top two floors create a box on top of the building that can be etched out and recognized on the Dallas skyline, even with binoculars. There you are at a party, having drinks at The Ritz: you point over to BofA Plaza and say, see that, that is my loft! Once inside, you have the exposed 90 year old brick, polished original wood floors and loft ladders as in any SoHo or Bowery loft.

Building #2 was known as the Garment Center, 10-story warehouses in light brown brick with open spaces and concrete columns housing offices and showrooms for manufacturing companies, chemical companies, and building supplies. A 2-story structure was added on the roof that once held the University Club, an exclusive private club for men. A skybridge once conveniently connected Santa Fe Building No.1 with the clubhouse. Radio station WFAA moved into and turned the former University Club space into a broadcast station in 1940.

But here’s the good news: this home comes renovated to the nines. The owner took it down to studs to gut for a personal home, then did not move in. So you’ve guessed it: you get higher-grade finish out than what Joe. Q. investor/flipper might put in. Check out this PC/Preston Hollow-worthy kitchen with stainless appliances, custom cabinetry, granite, and designer fixtures. The bath is spa-like, and the entire home boasts incredible acid-etched concrete floors where there is no wood. Young single or newlyweds, bingo, but I am also thinking a great empty nester urban retreat at a fraction of the price of many downtown condos, even the soon-to-be discounted The House. Hmmm… let’s look at what you get: 24 hour security, gated, attached parking garage. There are 202 units in this building, at least half are sold and no foreclosures, I’m told.  The new Omni is right next door. Seriously, folks, this would make a great urban second home and I should hold a contest to make you guess the dues but no, no one would ever get it: $422 a month. That’s what, $.36 a square foot? Did I do my math right?
