Ah, the real estate market. It’s an exciting industry full of ups and downs, twists and turns, and anyone who works in any aspect of the business will tell you the one thing you can count on is to expect the unexpected. Maybe I’m just a little stressed because my own Collin County home has been on the market for 48 days and counting (It’s fine. I’m FINE.)

We’re coming into what is traditionally a slower season in the biz, in what has been a pretty weird year. With interest rates climbing, lenders have had to get creative with their approach. Agents are wondering what changes may be coming with how they get paid with the landmark lawsuits in the news. It seems like you’re always hearing about a new real estate scam to look out for.

Yes, the real estate market has been a bit of a roller coaster ride over the last couple of years. So if you know someone in the business, give them a pat on the back, or maybe a nice spa day for the holidays. All that being said, I’ve been saving a few “unexpected” #homeinspectionfinds for just such a moment as this. Such an interesting water stain pattern. Some people can tell the future by reading your tea leaves. I wonder if this water stain is trying to tell us anything. I’m reminded of one of Bob Ross’ happy little trees. Although this happy tree is extremely large and definitely not a happy accident.

Confusion

When you were a kid, did you ever wonder whether the refrigerator light really turns off when you close it? Some things are just supposed to be automatic, but this dryer has a mind of its own. It thinks outside the box dryer. Once you turn this dryer on, you actually have to unplug it to turn it off.

I don’t know about you, but people shooting their guns up in the air willy-nilly on holidays makes me so maaaad. A bullet in the roof is really the least of your worries, but it’s not nothing. What goes up must come down, and we find bullets in roofs all the time. For the record, if you find a bullet in your roof, you should NOT take it out like in this photo. (Somebody else had taken out the bullet when this photo was taken at the inspection.) This is because, if the hole made by the bullet is not already leaking, it might start if you remove it. You can call a licensed roofer to repair the hole, or DIY with a patch like this.

I don’t care who you are, if you opened a door and saw this lurking inside, it would give you a start. No, thankfully, it’s not a hound of hell, as it might first appear. It’s a javelina head. I feel like it should hitherto have gone without saying, but let it now be said: if you are showing your house for sale, we recommend that you remove all dead animal heads from closet floors. Let’s cover our bases by saying any and all animal heads, dead or alive (and/or sundry body parts), from any surprising places other than say, walls and display cases? (And even then, I think these staging experts might have something to say about them.)

A Literal Roller Coaster

It’s bad to have a rotting deck behind your house. Should I go on? OK, apart from fall hazards, and kids or animals getting stuck in there, you’ve got rotting wood which is a feast for wood-destroying insects, rats, mice, and other critters, as well as mold and bacteria. If it can be salvaged at all, this deck needs to be repaired, then pressure-treated and stained so it’s water repellent.
