Northwest Dallas

What an adorable little home that feeds into an adorable little elementary school – Northwest Dallas’ Withers Elementary. It’s so cute and picture-perfect and there’s even more than meets the eye. We’re talkin’ ‘bout crawlspaces, y’all. But first. HOW PRETTY IS THIS HOUSE?! It’s like they thumbed through a catalog called, “How to Make it Perfect Monthly” and said “I’ll take one of EVERYTHING.”

From the fresh oak flooring to the neutral walls, shaker-style cabinets in the kitchen, smooth walls, and unfussy baseboards and door casings — it’s everything you can hope for in a home.

A Northwest Dallas Remodel

It was recently remodeled and taken to the studs and since then it’s been handled with care. It still looks brand-freaking new.

The backyard is pretty impressive — it’s large and ready for all your fruit-bearing trees and perennials or for the love, bring on the pool. There’s a super generous deck that you could cover with a nylon sail if you we’re really feeling your DIY and then there’s a firepit. I’m telling you, it has it all

Final thing before we dive into the technical updates and hopefully set fire to a great debate … the curb appeal is killer. This house is so symmetrical and neutral it could handle the door of my dreams. What door is that? A pink one. Life goals, y’all. I want a pink door someday. I’d also like to live on a street named Peabody. I’m a simple woman …

Now, let’s get into the mechanics of this crawlspace and talk about what they did to counteract it. When you have a crawlspace, it’s vented, right? So it can air out. Of course, it also lets water get in. If it sits it can make your house humid and that’s not good for anyone’s hair — with or without a perm.

So, this house has it all when it comes to humidity stoppers. Like the top of the line. First, they encapsulated the crawlspace, then added a sump pump, dehumidifier, moisture sensors, temperature sensors, vapor barrier material, drainage matting, and water-leak alarm. On the exterior, they added large-capacity gutters and installed French drains. I told you, TOP OF THE LINE.

Compass’ Heather Shimala said they had an incredible weekend, shifted through multiple offers and 3649 Rockdale Drive went under contract late Sunday night. It was listed for $350,000.

Beautiful….tear down. will love to see the finished product of the home that replaces this. not sure why anyone near those areas would tout anything but appealing to the people who will put something better over it. which I think is great.
