Emily Ruth Cannon’s Neighborhood Is Like the Hill Country Close to Home

Here’s a part of town that I think you’ll be very into if you like trees, lots of land, and views of the lake. It’s in Cedar Hill, southwest of Dallas, and it’s been compared to the Hill Country by Texas Monthly — Some say a lesser publication than CandysDirt.com, but hey, good on them. Also, I’m kidding. Please don’t come at me Monthies. Y’all are great; this is just how I speak.

This Cedar Hill neighborhood is called Wood Ridge West. It’s small, it’s hilly, it’s filled with custom homes, about sixteen mid-century homes, and one dynamite Realtor, Emily Ruth Cannon. Fun fact: Cannon just snagged a Top Producer Award from Dave Perry-Miller so the adjective dynamite is well-earned. Together with her husband, Chris, Cannon is raising three delightful sons.

What drew her out there? The house and the neighborhood. You can scroll back through Cannon’s Instagram to watch this carved-into-the hill home become the jawdropper it is today. Cannon’s house is three-stories which sounds glamorous, but she says it’s really a result of the landscape and let’s get real, it’s still a little glamorous.

As for what she loves about Wood Ridge West, here we go…

1. Landscape

With approximately 60 houses total and endless nature, Wood Ridge West is the perfect pitstop for anyone that dreams of semi-country living, but with Target pick up just around the corner.

2. Beautiful Schools

Cannon said Newman International Academy, a charter school in Cedar Hill, has one of the most beautiful campuses she’s ever seen. It’s on Joe Pool Lake and is a little magical. Cedar Hill Collegiate High School is on Belt Line on your way to Wood Ridge West and consistently has exceptional rankings.

3. Lake Life

The proximity to Joe Pool Lake doesn’t just afford you stunning views, you can also take full advantage of the actual water with boats and docks and stuff.

4. Trees

Like lots and lots of trees. They’re everywhere. Cannon said on her property alone she has probably 50 trees. It’s like the ultimate playground for kids. And when it’s time to come in, she just yells out her back door. Since Wood Ridge West is situated in a valley, hush hush, don’t keep it down now, voices carry. (THAT’S A SONG PARODY.)

5. Wildlife

We’re talking deer, fox, birds and all kinds of furry and feathered friends.

6. History

Cannon said the Wood Ridge West neighborhood was actually established prior to the creation of Joe Pool Lake. She said the first house in the neighborhood is rumored to have even hosted a dam party – like confetti and clinking glasses the day they broke ground on the dam.

7. The Potential for New Neighbors

 If you like what you’re reading, make note. Cannon has two listings in the neighborhood coming up very, very soon. The most amazing part? These houses are shockingly affordable. Especially considering all you get. (LAND! VIEWS! A DAM REUNION?!)

8. The Future

Jim Lake, a big part of the Bishop Arts redevelopment, has big plans for downtown Cedar Hill. According to dallasinnovates.com, “Jim Lake and Amanda Moreno are turning 40,000 square feet of real estate in downtown Cedar Hill into a mixed-use development with offices, restaurants, residential, and retail space.” It’s a $14 million dollar project and included in the residential? TINY HOMES. 

Clearly, there’s lots to love in Cedar Hill and Ruth Cannon’s Wood Ridge West neighborhood.
