A real deal brick Tudor? Hard to come by. One that’s this extra cute inside? Shrink those odds by one jillion.

It’s so cute, in fact, JPAR’s Pamela Yoakum opens her description of this Hampton Square Tudor with, “I love this house!” Same, Pamela, same. But really it should read, “I love these houses,” because there’s a guest cottage out back. What?! The guest house is no frills on the outside, but full frills on the inside. It has a kitchen and bathroom, too, so you know what that means? Passive income. Rent it out, bro.

In the main house, you’ll find over 1,000 square feet of updated living. Refinished original hardwoods and fresh paint inside and out, new cabinets and granite countertops in both kitchens, and new roofs, too.

(Or is it rooves? Doesn’t “roofs” look weird? It does to me, but moving on …)

The warm woods plus the greige walls and the crisp white trim? It’s just freaking lovely, y’all. Aside from that, this Hampton Square Tudor is pretty crisp, clean, and move-in ready.

I’m not normally a shutters-on-the-outside fan, but on this Tudor (and most Tudors I’m guessing, though I didn’t pause to thumb through every single one), the shutters feel necessary like the house would look a little naked without them. And that just proves what will shock literally 0 percent of you, but still sneaks up on me, every now and then I’m wrong.

More most obvious facts? It’s on Burlington Blvd. in Oak Cliff which means it’s near the beloved Bishop Arts District.

This Hampton Square Tudor feeds into Arturo Salazar Elementary School, which is a solid 7 out of 10 according to greatschools.org. It’s been a minute, so I’ll refresh you, greatschools.org gives every school in the US a grade based on attendance, test performance, diversity, etc., and schooldigger.com ranks schools specifically by state. Just in case you want to see if that Kinder really is kicking.

Yoakum has 2518 Burlington Blvd. listed for $399,000.
