It’s a Buyer’s Market! This Epic Audubon Place Estate in the Honey Pot Has Sold

If there was ever an indicator we are in a buyer’s market, it’s the fact that @properties Realtor Josh Hill has just sold this magnificent French chateau at 9727 Audubon Place. Josh brought the buyer and Ebby Halliday listing agent Karen Keegan was the seller’s agent.

That’s right, folks, and to let this really sink in: this was an $18.9 million listing! We knew all about the magnificent home, of course… but agents are sworn to secrecy on the sales price. Despite media droning on and on about record-high interest rates and slower sales, this maverick @properties agent sure found a buyer!

Hold onto your Stetsons because that’s not the only big sale in Texas. T. Boone Pickens’ massive Mesa Vista ranch sold for $170 million recently. Stay tuned for Candy’s feature on that!

An Epic Estate on Audubon Place

Audubon Place is a rare neighborhood. It has the sort of privacy you’d expect in a gated community but without the gates, and despite what you may imagine, the major movers and shakers that live here have created a friendly and tight-knit community. There is even a book detailing who lived in which home and when they moved in and out, and it reads like a Who’s Who of Dallas entrepreneurs. John Murchison to Hal Padgett and David Fair have at one time called this neighborhood home. Hint: we’d love that book for Christmas!

But Audubon: this house has made SO much news in Dallas. Architect Robbie Fusch designed the original 13,000-square-foot French chateau, which was perfect. Or at least that is what we all thought. Then along came an owner that added over 5,000 square feet with a downstairs principal suite, a catering kitchen, a theater room, and so much more.

But the pièce de résistance for any car lover is the disco auto showroom that Million Dollar Listing agent Ryan Serhant featured on his YouTube channel and called, “the coolest garage ever!”

Right in the middle of the most exclusive neighborhood in Dallas, Old Preston Hollow, this palatial mansion has the CRAZIEST GARAGE I have ever seen, full of exotic cars! I may or may not have “borrowed” a cherry red Porsche for the video, but you will have to watch and see!”

Candy and I were lucky enough to see this beautiful mansion at 9727 Audubon Place in person when luxury stager George Bass held an exclusive party for luxury agents there in 2021. That gorgeous furniture is from his company, George Bass Stage & Design.

We can tell you from the grand tour we took that it’s enormous and gorgeous, but you know what? It’s also a very comfortable home with loads of cozy family spaces in addition to those grand areas for entertaining.

Regardless of what’s happening elsewhere, Dallas real estate is a world unto itself. Historically multimillion-dollar homes take a couple of years to sell. (We can’t count the pandemic bubble.) So, when you see real estate at this level moving, you know the buyer’s market is back with a bang!
